Pradella developments have unveiled a new residential development known as Light + Co and is located at 321 Montague Road, West End.

The historically significant site once supplied Brisbane’s municipal area with gas for street lamp lighting and has been recognised and referenced throughout the design of the master planned residential development.

Light + Co will comprise of 4500sqm of landscaped gardens, pools and open space while building A (Illuminate) will feature ground level retail activation which fronts Montague Road.

Designed by Rothelowman, the project is broken up into four different stages ranging in heights between 5 and 11 levels.

CBRE will be launching the first tower on the 8th of November and says demand is very strong with a lot of local interest for the Montague Road development.

Paul Barratt from CBRE says both owner occupiers and investors have been drawn to the project due to very spacious and livable apartments.

“Light + Co apartments are roughly 12% larger than market average and balconies are over 50% larger on average compared to other inner city apartment projects.”

“This is true Brisbane urban design by taking advantage of our wonderful climate and outdoor lifestyle.”

“The project is also located less than 2km from the CBD while also having the City Glider and City Cycle right downstairs,” Mr Barratt said.

The first building release consists of 90 apartments with the following breakdown:

  • x30 – 1 Bed from $395,000
  • x20 – 2 Bed 1 Bath from $515,000
  • x35 – 2 Bed 2 Bath from $580,000
  • x5 – 3 Bed from $795,000

The DA number for this development is A003923797.
