A development application has been submitted by ISPT for the redevelopment of Central Plaza One’s adjoining seven storey tower known as The Annex.

According to the development application, the project proposes to breathe new life into an underutilised ground level foyer space of the neighbouring annex building by refurbishing the lower levels to provide six small to midsized retail tenancies targeted at food and beverage as well as supplementary shopping opportunities.

While no changes are proposed to the Annex’s height, a new laneway will be created which connects Queen Street to Eagle Street and also into Central Plaza One.

It is not intended as a cross-block link, but will provide activation and circulation space for tenants of The Annex and Central Plaza One and visitors to both buildings

Associated terraces are provided along both the Queen Street and Eagle Lane frontages to ensure alfresco dining opportunities are available which aim to make the most of Brisbane’s subtropical climate.

Designed by Cameron & Co, the proposal also includes an update to surrounding landscaping, specifically removing the former ground level water feature and replacing it with better access, subtropical planters and paved terrace areas.

Enhancements to the end-of-trip facilities in Basement 1 is proposed to provide for additional toilet facilities for building users.

A small new retail tenancy is planned to front Eagle Lane. The lane has seen significant changes over the last few years with the introduction of several food and beverage tenancies at the other end of Eagle Lane.

Central Plaza One is a 44 storey skyscraper built in 1988 and became synonymous with Australian Bicentenary and World Expo ’88 Brisbane.

Designed by Japanese architect Kurokawa Kisho, the Central Plaza complex comprises of three buildings, with the third tower, Central Plaza Three completed in 2008.

The development application number for this proposal is A004751244.
