A development application has been submitted by Brenzil Pty Ltd for the construction of a 29 storey residential and short-term hotel accommodation tower located at 388 Brunswick Street, Fortitude Valley.

Plans show that the hotel and residential tower includes activation with retail and flood and drink offerings at ground levels as well as the rooftop.

According to planners Urbis, the development proposal seeks to create a new vibrant living opportunity within close proximity to the Brisbane CBD and eclectic tapestry known as the Fortitude Valley.

Designed by Elenberg Fraser, the development involves the demolition of the existing ‘Flying Cock’ and ‘TCB’ buildings, with the FV Apartments and existing basement levels to be retained.

The ground and lower ground levels will provide for activation of Brunswick Street, with retail areas and residential entry located on the lower ground.

The upper ground level comprises the hotel entrance off Brunswick Street, with a bar and restaurant space encompassing the lobby area, allowing for overlooking of both McLachlan and Brunswick Street.

The new hotel will occupy levels 1 to 11 of the tower, with levels 13 to 24 consisting of one and two bedroom residential apartments.

According to Urbis, the upper two levels of the tower provide shared communal and open space for hotel guests and residents to utilise, with a level dedicated to a lap pool and cabanas, while the roof comprises a ‘sky bar’ consisting a bar and private longue.

    – Motor cycle parking: 4 spaces
  • Bicycle Parking: a total of 160 bicycle parking spaces

The development application states that the proposal incorporates a multitude of Brisbane’s Buildings that Breathe elements, creating a development that is climactically responsive and uniquely Brisbane.

It is not yet known what hotel group will take up the 12 levels of hotel.

    The design and mixed use concept seems a perfect mix. The location is very central and would revitalise the area.

    BCC desperately need to step in and take control of the Brunswick St streetscape. This is a critical streetscape where if we continue have these piecemeal developments we lose the ability to improve the street. It needs kerb build outs, more ped widths, bigger trees & formalised bus pull in bays to ease congestion.
