A development application has been lodged for a new mixed use residential tower at 22–24 Sylvan Road, Toowong, proposing a 15 storey building designed by BDA Architecture.

Positioned on a highly visible corner at Sylvan Road and Landsborough Terrace, the scheme outlines a sculpted tower form that, according to the architect, draws inspiration from the movement of the Brisbane River and the shade patterns of surrounding tree canopies.

The project would deliver 88 apartments, activated street edges, ground level retail and a significant rooftop communal space. It also represents a response to the site’s three street frontages, its proximity to the railway line and the need to elevate key functions above defined flood levels.

According to BDA Architecture, the built form is sculpted to navigate privacy, sunlight, view lines and the surrounding movement network, while referencing the flowing geometry of the adjacent river. The rectilinear tower is softened by curved slab edges, perforated screens and an articulated podium that incorporates cascading greenery and recessed corners for deep planting.

The podium is elevated to meet flood immunity requirements, with screening and landscape treatments used to reduce its perceived massing.

The building’s three street edges are activated through a mix of retail, informal seating, shaded verge enhancements and bicycle parking integrated at the ground level. Landscaping by IVY MAY introduces jacaranda references, riparian planting cues and layered subtropical garden spaces across the podium and tower.
