A development application has been lodged for a new 11 storey residential tower known as Oppo Residences, positioned across five consolidated lots at 12–16 Rylatt Street and 2 & 2A Shirley Street in Indooroopilly.

The proposal, located within Brisbane’s High Density Residential Zone and the Indooroopilly Centre Neighbourhood Plan area, proposes 93 apartments supported by two basement levels and a subtropical façade treatment.

According to Z Architects, the tower design adopts a curved, landscaped expression that integrates planter boxes, recessed balconies and articulated edges to reduce perceived bulk. The architectural plans indicate that façade greenery is used across multiple levels to soften the form and create a subtropical buffering effect along Rylatt and Shirley Streets.

At ground level, the building incorporates deep planting strips and layered landscape elements prepared by LAUDink, including boundary planting, shade species and low-height screening intended to enhance pedestrian interface conditions.

A total of 93 apartments are proposed, comprising 66 two bedroom units and 27 three bedroom units. All units above ground level feature projecting balconies, with typical floors accommodating ten dwellings arranged around a dual-core lift system. Two lifts service the building, resulting in a lift-to-unit ratio of 1:46.5.

Basement one and basement two provide 157 parking spaces, broken down into 133 resident spaces and 24 visitor spaces. Both access points identified in the plans connect to Rylatt Street and Shirley Street respectively, with vehicular circulation and waste vehicle manoeuvring shown through RPEQ-certified swept paths.

The rooftop communal area on level 10 includes a landscaped pool terrace comprising a central swimming pool, surrounding pool deck, BBQ facilities, dining spaces and planted edges. The landscape plan prepared by LAUDink shows a lawn area wrapping the northern portion of the terrace, with the pool positioned on the south eastern side, enclosed by glass balustrading and framed by subtropical planting.

Decorative gravel steppers, seating nodes and integrated planter boxes complete the layout, forming a combined recreation space that delivers both passive and active amenity for residents across the tower.

The site is located approximately 350 metres from Indooroopilly Shopping Centre and in walking distance to high-frequency public transport routes. The planning report states that the proposal aims to address increased residential demand in the area and utilise existing infrastructure capacity.

  • I hope the development requires amendment for additional elevators. Two elevators for an 11 storey building is ridiculous

  • What a… courageous proposal for a site that I understand is in a zone limited to 5 storeys. How are such proposals even taken seriously by Council?

    I’m all for increasing density in metropolitan suburbs, but Indooroopilly has a plan for ensuring it happens with a little sympathy for existing residents. Is it too much to ask that we follow the already generous provisions of that plan?
