A development application has been submitted by Keylin for a four tower residential BTR development and short term accommodation located at an amalgamated site at 30-44 Station Road, 11 Riverview Terrace and 12 Foxton Street, Indooroopilly.

The ambitious plan proposes to create an integrated urban space that harmoniously interacts with the surrounding residential areas.

Designed by Jackson Teece, the development concept centers around a podium and tower form, incorporating four residential build-to-rent towers including some short term accommodation.

A total of 478 apartments are proposed across the four towers with a podium that includes 1,783m² of retail, commercial, and community spaces distributed throughout the ground and first floors.

These spaces plan to activate the street frontages as well as connect seamlessly with a planned internal plaza and pedestrian pathways.

According to Mewing Planning Consultants, these publicly accessible open spaces, shaded by trees and furnished for public enjoyment, contribute to the overall well-being and recreational opportunities for both residents and the wider community.

The project features a large communal recreation space on the podium levels as well as rooftop communal areas.

The site includes approximately 1,200m², nearly 20% of the total area allocated for publicly accessible open space.

According to the planning report, this commitment to creating a lush and inviting environment extends to the provision of extensive on-site landscaping, accounting for 2,853m² (45% of the site), including deep planting that adds to the visual appeal and tranquility of the development.

The development’s towers, positioned primarily to the north, east, and west, have been carefully designed to mitigate micro-climatic considerations and limit overlooking while maintaining neighboring dwellings’ amenity.

Building 1, situated adjacent to the Station Road frontage, stands at a height of 20 storeys, offering a seamless transition and aligning with the planned heights in the area. Its orientation maximises sunlight access for residents while ensuring appropriate screening on the western facade.

Building 2, located on the corner of Station Road and Riverview Terrace, follows a similar height and orientation strategy. Its design aims to minimise its visual impact on the streetscape while providing optimal sunlight and casual surveillance through balconies facing the streets.

Building 3 and Building 4, situated on the southern side of the site, are both 15-storey towers that plans to foster a harmonious transition to the adjoining development.
