An application has been lodged by Brava Property Group for a 14-storey residential tower located at 92 Kingsford Smith Drive, Hamilton.

The 62-apartment development has been designed by architectural firm Myers Ellyett and features extensive vertical sky gardens wrapping around the northern facade as well as sky gardens are included on every residential floor.

The building includes a full floor of rooftop amenities including a pool, spa, yoga lawn, gym, private dining room, wine room and sauna.

The built form above ground level has been separated into two distinct forms, which Myers
Elyett Architects have referred to as the trunk (located along the northern boundary) and
treehouse (located along Kingsford Smith Drive and Hunt Street).

“The trunk, represents the backyard spaces, providing the open air corridors and sky gardens that provide access to the residential units and a green interface that respects the amenity of the adjoining multiple dwelling and locations beyond. The sky gardens represent secondary private open space that include the private entry gardens to each of the units, seating and areas to gather that will encourage occupants to interact and build a sense of belonging and community.” – Myers Elyett Architects

On the ground level, a striking lobby referred to in the development application as ‘The Atrium’ features grand archways which are proposed to mimic the look of tree trunks.

All apartments would feature cross flow ventilation with naturally ventilated lobbies running up the northern side of the tower.

Project Rundown

  • Site Area: 1,792m2
  • Height: 14 storeys / RL 62.35m
  • Apartments: 62 residential units, including 20 x two bedroom units and 42 x three bedroom units
  • Elevators: x2 elevators. Lift-to-unit ratio of 1:31
  • Retail: No planned ground floor retail
  • Communal Space: The proposed development includes 1,048m2 (58% of the site area) of communal space on the roof of the building. The rooftop comprises a combination of indoor and outdoor communal spaces, including dining areas, barbeque area, pool, gym, yoga lawn, seating and landscaping. The rooftop includes 252m2 (24% of the rooftop area) of soft landscaping and 165m2 (15% of the rooftop area) of gross floor area.
  • Car Parking: 148 car spaces, including 132 residential car parking spaces and 16 visitor car parking spaces
  • Bike Parking: 64 bicycle parking spaces allocated to residents within the basement
    level, and 14 visitor bicycle parking spaces are proposed to be located on the ground level

  • Sustainability: 230m2 of deep planting proposed as well as sky gardens on every level. All apartments featuring cross flow ventilation. Rooftop solar panel array proposed for communal power usage. A recycling chute or dual waste diverter to recycling is needed for this project.
