CBRE Residential Projects has just launched South Brisbane’s newest boutique residential address – Edge, located at 46-48 Manning Street, South Brisbane.

The nine level medium rise project by Sanchi Development comprises of 46 one and two bedroom apartments ranging from 56 to 65sqm for one bedroom apartments and 80 to 134sqm for two bed, two bath apartments. The project features a resident’s bbq area and entertainment deck on level two.

Prices range from $365,000 for a one bedroom apartment including basement parking and from $530,000 for two bedroom apartments.

Edge is now the only boutique offering in South Brisbane after the sell out success of recently launched South Brisbane projects, Fish Lane Apartments and Vine on Russell.

CBRE Residential Projects Director Paul Barratt said the South Brisbane market is a hot unit market due to its central location to the Brisbane CBD, education and arts facilities such as GoMA, QPAC and the newly refurbished Queensland Museum as well as superb existing public transport and infrastructure.

“Historically we have seen the performance of boutique apartments to be much stronger in terms of growth and rental returns due to their broad market appeal and limited supply, especially in such a tight market like South Brisbane.

We are confident that Edge South Brisbane will be an astounding market success as the product is well aligned to the needs of the local market.

Mr. Barratt said Edge will fill the gap for the boutique inner south offering that is currently undersupplied by way of a complete absence of stock.

Of the 46 apartments in Edge, there are 12 one bedroom apartments and 34 two bedroom apartments. All levels are serviced by two elevators, making it one of the best South Brisbane projects in terms of lift-to-unit ratio.

The project has been designed by award winning architects, Ellivo who also designed Fish Lane Apartments and Jade on the Gold Coast.

    One major item to take note is where the flood waters come to (2011 floods are still pretty fresh in people’s mind). According to the West End Flood maps, this building area sits on the blue region. So the developer here will have to ensure the basement is totally water sealed or this building may not have a parking basement at all. Also, you may find it hard for flood insurance.

    good luck water sealing a basement. additionally, you would need flood gates to prevent water entering from the basement entry points.
