With virtually no remaining developable greenfield land within Brisbane, more and more ‘compact Queenslander’ style developments are being proposed within Brisbane’s middle ring suburbs.
The Compact Queenslander is typically a three storey development which fits onto a singular urban lot and provides an increase in density from at least 1 to 3 dwellings per site.
Featuring the key beloved elements of typical Queenslander style architecture such as weatherboards, the compact Queenslander trend is proving to be successful in retaining area character as well as merging the successful urban scale and density of the terrace row house.
The latest Compact Queenslander development application which has been submitted by Jadecorp is for 20 three bedroom, three level row house terraces located at 17-19 Nicklin Street and 131-139 Pembroke Road, Coorparoo.
The development is located on a triangular shaped site, 470 metres away from the Langlands Park Busway Station and will consolidate five existing lots.
Under the proposal, the row houses aim to complement the local streetscape by creating a Compact Queenslander design with each terrace house having street facing balconies.

The majority of the terrace houses utilise tandem lockup garages, however four of them will have double lock up garages. Each home in the development will come complete with three bedrooms, two bathrooms and a study nook. The proposal also includes a 245sqm communal lawn and BBQ area.
Jadecorp, the developer behind the proposal, is an established local builder of medium to high density residential dwellings across Queensland.
In order to avoid additional damaging urban sprawl, the newly released South East Queensland Regional Plan 2017 has stipulated that 60% of new SEQ dwellings will need to be built within our existing city catchments.
Brisbane will take in the lions share of proposed dwelling accomodation across the SEQ region which equates to 188,200 new dwellings to be located within the Brisbane local government area catchment by 2041, or approximately 7,841 new dwellings per year.
