A development application has been submitted by ARA Private Funds for the construction of a 23 storey commercial tower located at 133 Mary Street, Brisbane City.

Designed by Fender Katsalidis, the tower will replace an existing two-storey retail annex on the corner of Edward and Mary Street.

The proposed design includes a unique exoskeletal structure concept that provides a ‘green facade grid’ which aims to be a low maintenance / no soil vegetation solution sustained via water reservoir and nutrient supplements. All proposed planting areas are to be watered by an automated irrigation system.

According to the development application, the elevated facade has been inverted to create a public plaza space on the ground level which will be shaded from the elements.

Sitting above the lobby is one level known as ‘third space’, which is a 440m² flexible workspace for meeting, relaxing and dining.

  • Maximum Building Height: 23 storeys / 101m AHD
  • Car Parking: A total of 93 spaces will be provided, including van bays (which is a reduction of 20 spaces from existing)
  • Bicycle Parking and End of Trip: Existing bicycle parking and end of trip facilities are
    proposed to be retained, with additional facilities to be accommodated in a new location on the basement level. Existing facilities. Bicycle lock up spaces – 78, Lockers – 150
    Plus showers. Proposed (total): Bicycle lock-up spaces – 110, Lockers – 140, Showers – 8.

A 349m² rooftop terrace is planned for level 22 which would include a bar / outdoor seating area as well as an indoor-outdoor function space. Additionally, a 133m² cafe is proposed on the ground floor level.

According to the architect Fender Katsalidis, the size and layout of the office component of the proposal aligns with a contemporary boutique offer, with design elements that accommodate the changing nature of how we work.

“The proposal capitalises on Brisbane’s subtropical climate by creating functional, private rooftop terrace space; promoting social connections and use of outdoor space.” – Development application.

Yesterday the Brisbane City Council announced plans for new separated bike lanes through the CBD which would run along Elizabeth, Edward and Albert Streets, eventually joining up with the new Kangaroo Point green bridge at Alice Street.

These new pop-up lanes would run past the new 133 Mary Street tower proposal.

The new dedicated bike lanes are being trialed for 12-months after Bicycle Queensland urged council to adopt more dedicated bike lanes in the CBD in order to improve safety and encourage greater usage of bicycles in inner-Brisbane.
