A 22 storey residential-led mixed use development has been proposed for 492 Vulture Street and 85 Linton Street, Kangaroo Point, directly opposite The Gabba within the Woolloongabba Priority Development Area.
The land is currently utilised as an at grade car park with frontage to both Vulture Street and Linton Street, approximately 500 metres from the future Woolloongabba Cross River Rail station.
The proposal, lodged by ARBT Prefab Pty Ltd with architectural plans prepared by Shelta Co and planning by Blume Planning and Development, would deliver 106 apartments across 22 storeys, reaching approximately 72 metres in height.
While the Woolloongabba PDA identifies a 20 storey height for this part of Vulture Street, the applicant argues the additional height is appropriate given the site’s location on a major corridor and its proximity to the higher intensity Woolloongabba core precinct.

The tower would comprise 105 two bedroom apartments and one penthouse residence. Typical two bedroom layouts range from approximately 60 square metres to 90 square metres internally, each with a private balcony. A key component of the scheme is the allocation of 21 percent of dwellings to affordable housing. These apartments are proposed to be integrated throughout the building rather than separated, with residents sharing access to the same communal amenities.

At ground level, the development would activate Vulture Street with food and drink outlet tenancies and a residential lobby, while vehicular access is proposed exclusively from Linton Street. The podium incorporates a four level automated vertical stacking car park containing 72 spaces, along with servicing areas, refuse facilities and building plant. The plans also show 220 secure bicycle parking spaces and end of trip facilities, reflecting the site’s proximity to Cross River Rail and major bus corridors.
Levels two and three accommodate indoor sport and recreation facilities and office space, supporting the mixed use intent of the Woolloongabba PDA. Above, residential levels extend to Level 22, with communal spaces distributed throughout the building.
A substantial podium recreation deck includes landscaped areas, a lap pool, spa and outdoor cinema, while additional on floor communal areas are provided between Levels 5 and 19. The rooftop level includes further communal facilities and a pool overlooking The Gabba.

In total, 2,330 square metres of communal and landscaped space is proposed, equating to approximately 164 percent of the site area. The architectural drawings depict a slender tower form above a landscaped podium, with screening elements and vertical greenery integrated into the façade.
The proposal places significant emphasis on prefabricated modular construction. According to the planning report, the residential tower component could be delivered in as little as nine months following completion of the basement and podium structure. The applicant positions this approach as a response to housing supply pressures, arguing that modular construction would reduce construction time, waste and on site disruption.
Sun study diagrams lodged with the application compare the proposed 22 storey outcome with the PDA height envelope and indicate no adverse overshadowing of The Gabba playing field during key winter periods.
The application will be assessed by the Minister for Economic Development Queensland under the Woolloongabba PDA Development Scheme.



Love that the plan and renderings ignores that they will be 5m each side next to apartments buildings. We need more housing but it’s clear developers have no plan. They just build whatever plan they find in the trash.
Also pretty sure the original plan of The Carter by Mosaic included that area and it got knocked back.
6 different apartment complexes of different styles in one street. This street is going to be an eye sore. Also feel sorry for sunsets restaurant loosing more of their view.
Also the plans don’t event include The Carter by Mosaic (23 story complex) in their report. All the images show houses that haven’t existed since the start of last year.
If you are going to do a proposal atleast do some research.
Stacker parking will be a disaster … and the building probably has insuffiicient spots for the number of apartments … but HEAPS of bike racking … dumb …. BCC has changed/is changing rules around carparking in buildings and this will create local area disharmony … the building will be very squished inbetween two existing high rises.
