Mirvac has lodged a development application for a 25 storey residential building for the next stage of its Waterfront Newstead community.

Located at 57 Skyring Terrace, Newstead, the development application aims to significantly expand the area’s waterfront parkland, along with offering apartments, lifestyle amenities and retail.

Designed by Mirvac’s internal design team, the project is described as a building ‘sculptured in the green’, the new Sky Precinct features lush landscaped balconies matched with ground-level landscaping.

The ground floor plans to accommodate water features, shaded enclaves and grassed areas, with 60 per cent of the 5,400sqm site, fronting Waterfront Park on the Brisbane River in Newstead, dedicated to open space.

Along with extensive ground floor amenities and landscaping, the project features a full resident’s recreational rooftop, accomodating a 25m lap pool, spa, outdoor kitchen, sunbed area, seating areas and cascading subtropical landscaping.

Mirvac Queensland Residential General Manager Warwick Bible said the Mirvac team was ‘tremendously excited’ about the proposal for the Sky Precinct, which was set to follow in the footsteps of the previous landmark stages of Waterfront Newstead – Pier, Park and Unison.

“We are taking the first steps towards bringing this prestigious project to life, which will create a stunning new address by the park and river, and within easy reach of new retail amenity,” he said.

“We challenged the architects to design a building fitting the site’s prominent and iconic location, in keeping with the design context of the local area and Brisbane’s sub-tropical climate.

“The proposed new building has been designed by the award-winning Mirvac Design team, who have envisioned the Sky Precinct as a place where people can connect – with one another and with nature.”

Mirvac Design’s Design Director, Michael Wiener, described the Sky Precinct as ‘a park within a park’ with green space providing the canvas for the built form.

“Mirvac Design has worked hand in hand with landscape architects, RPS, to create a uniquely lush landscape for the Sky Precinct, including a tropical oasis with pools of water, shaded enclaves and grassed areas for active sport,” he said.

“Like all Mirvac projects, the bar is set high in terms of features, fittings and finishes,” Mr Bible said.

“At ground level, the Sky Precinct will boast a wellness centre for residents, complete with a gymnasium and yoga studio overlooking water features and tropical landscaping.

“Further up the building, a resident’s lounge and private dining room offer the ideal space for special gatherings with premium finishes and panoramic views of the New Farm reach of the Brisbane River. Atop the building is a 25 metre infinity edge pool with views to the city and river, alongside a spa and barbeque terrace.

“We’ve really worked hard to make the Sky Precinct a lifestyle destination for residents and the community alike.”

Mr Bible said Mirvac’s vision for the Sky Precinct was created following engagement with the local community.

“We are mindful the Sky Precinct is an important part of our broader Waterfront Newstead community, he said.

“Mirvac has been a part of Newstead since 2001, and over the years we’ve seen this area evolve. This next stage continues that story.

“At community information sessions we hosted last year, locals told us they wanted to see more lush and shaded landscaping, so we briefed Mirvac Design and RPS to place an equal emphasis on the design of the building and new community parklands.

“Part of our discussions with local residents also included a study on what type of retail and dining they would like to see brought into Newstead, and that feedback has informed our design of the boutique commercial precinct at the base of Sky.

“Brought together, Sky’s new parklands and retail will breathe new life into Waterfront Park and activate a new urban lifestyle hub in a relaxed, leafy location.”

The Sky Precinct, located at 58 Skyring Terrace, is being developed in-line with the Newstead and Teneriffe Waterfront Neighbourhood Plan.

Mr Bible says the Neighbourhood Plan, which came into effect in 2011, allows for a maximum height of 25 storeys in the Sky Precinct.

“We have chosen to work within Council’s guidelines to deliver a project that is consistent with established development within the Newstead and Teneriffe community,” he said

“We are however going above and beyond with the scale and quality of open space, which will benefit not only the Sky Precinct residents but all those who call Newstead home.”

Mirvac is planning the next stage of community information sessions for Waterfront Newstead. Instead of holding face to face community sessions, information boards will be displayed on the Waterfront Newstead community website and people will be invited to submit questions and feedback at community.waterfront.mirvac.com.

Stakeholder groups will be given the opportunity to provide feedback via video conferencing.

“Despite the current climate we are committed to upholding our best practice standard of community engagement,” Mr Bible said.

    This is not an attractive building. It seems to stand, monolithic in an open field with no real connection to site or the existing area. It looks plucked straight from the Gold Coast.

    Stunning- reminds me of Abian the way it relates to the street level- no big chunky podium which is a nice change from all the other buildings in the area. I like the plants up the building- tropical and very ‘Brisbane’- as always you’d want to make sure they have thought through the long term maintenance.

    Love the rooftop, pool and what looks like seating nooks. Hope we see some bigger mature trees put up there as well.

    Very impressive amount of open space handed over to the parkland which is needed as that parkland gets a lot of use, especially from dog owners in the area. Any word from the developer on timing?

    Why so many negative comments, would you prefer another standard concrete box with some cheap bolt-on bits to the facade? Credit where it’s due, so thank you Mirvac for delivering an interesting and intriguing design which compliments such a great location. It should really add some activation to the park side of Skyring Terrace which we can all enjoy. I’m looking forward to seeing some pricing.

    Impressive Mirvac design that will add to the Teneriffe cityscape. With so many unimpressive designs built in the area over the last five years this will be a positive visual asset.
