A new master planned residential and mixed-use precinct has officially launched at Mermaid Beach, with construction now underway on ‘The Landmark’, a $2.5 billion development comprising four towers and a range of integrated commercial, hospitality, and lifestyle offerings.

The project is being delivered by Aniko Group, who has also commenced on-ground works for Stage One, which includes the construction of 240 premium residential apartments. The project’s delivery is being managed in-house by Aniko Constructions.

Located at the corner of Seaview Avenue, the 1.3 hectare site is positioned within walking distance of major precincts including Pacific Fair, The Star Casino, and the Broadbeach and Mermaid Beach centres. According to Aniko, the precinct has been designed to function as a vertical village and aims to elevate the residential offering in the area.

According to the architect Plus Architecture, the tower design reflects a coastal-inspired form, with layouts that aim to capture views across the coastline, hinterland, and urban skyline. Floorplans range from two- and three-bedroom configurations, with many also including study spaces.

Stage One is expected to reach completion in 2027.

Communal amenities across the project are set to include a lagoon pool, pickleball court, Pilates studio, sauna, spa, golf simulator, arcade, and gymnasium. These have been positioned as part of a wider focus on health, social connectivity and recreation for residents.

In addition to residential offerings, The Landmark master plan includes a 5-star international hotel, fine dining, and premium commercial space. An on-site Experience Centre is now open to the public, featuring a full-scale display apartment and interactive displays.

The development comes at a time of constrained housing supply on the Gold Coast, with many large-scale projects facing delays or cancellations. Aniko’s ability to launch sales and commence construction simultaneously places it among a small cohort of developers proceeding with projects of this scale.

Founder and Managing Director George Mastrocostas said the project had been several years in the making and was a significant step in shaping the urban future of the Mermaid Beach area.
