Pellicano and Perri Projects have submitted a development application for 5B, South City Square – an 18 storey mixed-use building housing retail and commercial space as well as a Hyatt Place hotel.

The enhanced 5B application signifies the second last building of the South City Square development, a mixed-use urban precinct located in Woolloongabba.

Primarily, the majority of changes in the application relate to the buildings exterior design which has been completely updated. The tower itself would accommodate a Hyatt Place Hotel, a full floor spa and wellness centre, a two level gymnasium, function space level, rooftop hotel pool and bar deck as well as commercial space.

Designed by Woods Bagot, the updated design features a unique rooftop ‘nest’, which is a crown element perched atop the tower and capitalises on solar access and panoramic views to the CBD and Inner Southern suburbs.

The rooftop nest has been designed to slightly cantilever over the building’s edges, providing for a striking architectural design outcome.

“Visually it creates a ‘destination’ at the top with its rounded organic shape.” – Woods Bagot.

Next to the subject site, a retail podium and residential tower is currently under construction which will include an 8-screen Reading Cinema and 11 ground floor retail tenancies.

Included in the updated design is a new hotel lobby drop-off area. Within the lobby a staircase will connect the ground level to a restaurant, bar area and meeting spaces located on level 2.

There is also an opportunity within the application to incorporate artwork along the northern concrete face of tower 5B which would compliment and tie in with building 5A’s  artwork.

South City Square has three completed residential towers with a fourth tower (5A) currently under construction.

The stage 7 application of South City Square is under council assessment, while an application for the final stage 6 building yet to be lodged to council.

  • Communal Space: Function rooms, 833m2 spa and wellness level, 845m2 rooftop pool deck with bar, cabanas and yoga area
  • Car Parking: 1,460 spaces in total across all stages

  • Sustainability: Operable windows & doors, natural ventilation, layered green facades. For the Hotel Rooms the overhang of the landscape planters will act as a horizontal sun shade. The commercial floors will be screened by horizontal shading devices.

The large spa and wellness level will feature nine treatment rooms, relaxation zones, hotel gym, sauna, therman beds, salt room, hammam, igloo room and experience shower room.

According to the development application, lighting will be used to emphasise the crown of the building. Additional feature trees and landscaping within the site will be uplit to create visual interest to the public realm.
