A development application has been submitted to Brisbane City Council for a multi residential project located at 1181 Wynnum Road, Cannon Hill, comprising eight habitable levels and a rooftop recreation deck. The proposal seeks to deliver 96 apartments above a ground floor retail tenancy, with a built form height reaching RL38.60 metres according to the architectural plans.

The project has been designed by CPO Architects, who note that the external expression incorporates bold vertical forms, curved slab edges and integrated landscaping elements. According to the architect, the design intent centres on creating a sculptural mid rise building that visually connects the ground level through to the rooftop while softening its appearance with extensive planting.

The proposal includes ground level retail fronting Wynnum Road with a dedicated pedestrian entry and landscaped interface. Retail parking and visitor parking would be provided within the basement levels, supported by resident parking across two basement levels.

Across levels one to eight, the building accommodates a consistent floor layout containing eight two bedroom and four three bedroom apartments per level.

The building features a sculpted form that uses curved slab edges and vertical screening. The plans also show several green wall installations, planter ledges and landscaped podium elements.

The rooftop level includes a substantial communal recreation area formed around several separate built elements. The plans show a dedicated dining room, gym, store rooms, and multiple landscaped viewing decks along the building perimeter. A central open area features three circular barbeque pods with seating. On the eastern side, the proposal includes a pool with a waterfall edge treatment and an adjoining spa. Additional seating benches and planting zones are positioned along the curved northern and southern edges of the rooftop. All elements are connected by a network of tiled circulation spaces and shaded structures.

The development is proposed by Real Capital Pty Ltd, an entity associated with small to mid scale residential projects in suburban Brisbane. Their recent activity includes residential townhouse and apartment work across the eastern suburbs. This project continues their focus on medium density development within established neighbourhoods.
