A development application has been submitted by Frank Developments in partnership with Epoca Property Group for a eight storey residential development located at 33 Wyandra Street, Teneriffe.

Known as Ducale, the project consists of 26 two, three and four bedroom apartments as well as a rooftop recreation deck.

The project features unique double-storey apartments, electric vehicle and bicycle charging stations, and a rooftop landing pad for drone deliveries.

The sculptural design, which takes its cues from the Brisbane River the city’s art and architectural heritage, is the work of architecture studio BYculprit and is currently before Brisbane City Council as a minor change application.

Frank Developments Managing Director, Frank Licastro, said the design has been amended to reduce the number of residences from 37 to 26 in recognition of the shift towards family-sized apartments and includes numerous future-focused design features.

“We’re always looking to future-proof our developments and understand how sustainability, technology and lifestyle will influence the way we live in years to come,” said Mr Licastro.

“Drone delivery technology is rapidly advancing, and trials are underway in Brisbane, Canberra and elsewhere around the world.

“At Ducale, we’ve provided a future operable drone landing pad on the rooftop, separate to the pool and amenities, should residents wish to utilise this in the future.”

Mr Licastro said societies around the world are also embracing the cost and sustainability benefits of electric vehicles, bicycles and scooters.

“At Ducale we are providing rooftop solar panels, three communal vehicle charging stations and five electric bicycle and scooter charging stations to ensure the building is responsive to a sustainable future,” he said.

“Another trend we experienced firsthand with our Maison development in New Farm is the unmet demand for large, family-sized apartments in inner-city suburbs, and Teneriffe is in particularly low supply.

“With this in mind, we have reduced the number of apartments in the building and have created five double-storey, family-sized apartments with three-bedrooms, two living areas, and two outdoor entertaining areas.”

Apartment balconies within the pet-friendly building will have the option for serviced, interchangeable Dog Porch potties – transportable boxes of fresh grass.

Ducale also includes a mix of two-bedroom plus study and two-bedroom plus MPR apartments. The penthouse and sub-penthouse both feature four bedrooms, 3.5 bathrooms and large living and dining areas with sweeping city and river views.

The three ground floor apartments feature two-bedrooms, 2.5 bathrooms and their own private plunge pool.

The architectural palette reinterprets the colour and textures of Brisbane vernacular and the river, merging Italian heritage with elegant cascading gardens and extensive landscaping to foster a sense of retreat, and home.

BYculprit co-founder, Luke Henderson, said Ducale is a humble, elegant addition to Teneriffe adding a touch of softness through sculpted floorplates, emerald arches, and vibrant landscape.

“Ducale’s slender vertical form rests lightly on the urban streetscape deviating from the typical podium style architecture and establishes a more graceful architectural outcome,” Mr Henderson said.

    I appreciate the idea of this building. Having double height apartments allows for the separation of spaces which is essential now in the changing ways we use our home. I also like the future-proof planning that includes the charging stations, bike spaces and drone delivery pad. What I particularly appreciate is the limit of the height! The development proposals that come through this site for the areas of West End, for example, have totally inappropriate heights, creating further unmanageable density and a detraction from the general amenity for the area for all. These discrete, smart developments create a quality of housing that enhances the lived experience without crowding for profit!

    Beautifully designed and visually impressive for the location and surrounding context.

    While it includes EV charging, nothing is mentioned about rainwater collection.

    Great looking building.
