The proposal, located on Lot 6, sits within the Northshore Hamilton Priority Development Area (PDA) and includes a two-tower apartment complex with ground-level retail and publicly accessible open spaces.

The project, designed by Carr Architecture, consists of two residential towers rising above a landscaped podium. The taller of the two towers would reach 12 storeys, while the second would be 9 storeys, both featuring extensive greenery, communal areas, and biophilic design elements. The architectural design integrates textured masonry at the podium level to create a human-scale street interface, while horizontal façade articulation and recessed balconies define the upper levels.

The development would deliver 176 residential apartments with a mix of one-, two-, and three-bedroom configurations. Approximately 13% of the dwellings would be three-bedroom units, meeting the diversity and affordability objectives outlined by Economic Development Queensland (EDQ).
