A development application has been submitted by Aria for a 12 storey residential tower located at 20-24 Edmondstone Street, South Brisbane.

Designed by Rothelowman, the design of the residential tower seeks to challenge the traditional podium tower composition and its contribution to the public realm by removing the podium all together which frees up the ground plane for landscaping and pedestrians.

To replace the podium, the designers have created a ‘garden room’ which is a curated landscaped interior experience with the ground floor becoming a conservatory.

According to Rothelowman, the ‘inverted podium’ also allows the typically bulkiest part of the building to become dominated by green vegitation, natural light and air.

Coined ‘Trellis’ for its notable elevation above the podium, the apartments have been designed to feature a unique screened door to the unit entry which allows for cross flow natural ventilation as all corridors are naturally ventilated.

  • Private Open Space: Individual private balconies between 15m2 and 25m2
  • Landscaping: 1,230.2m2 (67.5%)
  • Deep Planting: 36.1m2 (2%)
  • Car Parking: 141 (138 resident spaces and 9 visitor incl. 1 PWD)
  • Bicycle Parking: 110 spaces (1 per unit) plus 20 visitor spaces.

The development also features several sustainable design elements which aim to reduce energy and waste.

  • 65kw Rooftop solar system and associated battery storage, anticipated to offset
    approximately 50% of common area power usage for the residents
  • Ultra violet and filtration devices will be incorporated in rainwater capture systems
    allowing for larger catchments to be directed on-site storage and appropriately
    treated for sub-surface irrigation.
  • In addition to visitor bikes, secure bicycle storage and maintenance areas have
    been incorporated to the design which celebrate and the experience of using
    your bike as a resident. Located at the Ground floor (instead of in the basement)
    for direct and convenient access this encourages green modes of transport and
    healthier lifestyles.
  • High performance glazing (Double glazed) has been incorporated into the design
    balancing the desire for visual amenity (full height glazing) and thermal performance.
    Minimum glazing performance specifications include SHGC (Solar Heat Gain
    coefficient) of 0.3 (meaning only 30% of solar radiation is admitted though glazing)
    and U-Value of 2.0 for all residential glazing assemblies.
  • Co-located with recycling and residents waste disposal a dedicated room will be
    provided for collection of compost materials. Access to the compost room will be
    via resident secure swipe access. Residents will be inducted prior to gaining access
    to ensure that no fowling of the compost with improper foods and the like. Compost
    will be collected weekly by Suez for processing off site.
