A revised development application for a high-rise residential tower at 51 Darragh Street, Kangaroo Point has received approval from Brisbane City Council. The approved scheme increases the previously endorsed 15 storeys to 22 storeys and delivers 65 three and four bedroom apartments in place of the original 49.

Developed by Su Ing Pty Ltd and designed by Peddle Thorp, the approved changes retain the original tower footprint, setbacks and much of the previously approved bulk and scale. The increase in height was the primary amendment sought, aimed at better aligning the project with the surrounding built form in the Dockside Precinct.

The development sits on a 2,788 square metre site within the Kangaroo Point Peninsula Neighbourhood Plan area and continues to accommodate a mix of residential and recreational uses. The proposal also seeks to improve the public realm, with pedestrian connections integrated into the layout.

According to the architectural plans, the tower has been oriented to maximise views toward the river and city, while preserving existing sight lines for surrounding buildings. More than 70 percent of the site is allocated to recreation and landscape areas, retaining and upgrading long-standing Dockside Precinct amenities.

These include two tennis courts (one open air and one covered), a 25 metre lap pool, and a shaded lawn for informal recreation. The recreational areas are designed to be available to both residents and the broader Dockside community. A public café with outdoor seating is located near the main entry, along with an outdoor gym and terrace seating.

Pedestrian connectivity is enhanced through a through-site link connecting Darragh and Ferry Streets, providing easy access to the tennis courts and onsite gym. An outdoor plaza with subtropical planting, integrated seating, and shaded spaces is positioned at the front of the building along Darragh Street.

The building also features a rooftop recreation deck of approximately 600 square metres. This space includes a rooftop swimming pool with city views, a sunset lounge, covered barbeque area, and a multipurpose lawn for outdoor exercise or play.

The tower will deliver a mix of 58 three bedroom and 7 four bedroom apartments. Internal amenity includes lift access via three dedicated cores, a lobby lounge, and private resident storage. Car parking has increased to 115 spaces across three basement levels, along with 111 bicycle parking spaces.

The applicant, Su Ing Pty Ltd was involved in a 2014 approved application for a multi-unit residential project at 101 Mt Gravatt-Capalaba Road, Upper Mount Gravatt, lodged alongside Asting Investments Pty Ltd.
