    This ticks all the boxes.
    Transport infrastructure
Retail being right where Garden City is.
What a great investment and place to live.

Not quite sure how this mixed use development can work.
How can there possibly be any noise management for the apartments directly above the open outdoor spaces of the child care centre?

Just a couple of comments. I was under the impression the limit of storeys was 15 but that may have changed. Although convenient to the bus station for commuters, many families have two cars so the car park may not be big enough. That area is already congested with the bus station, shopping centre and entrance to the Pacific Highway so traffic rules may need to be managed more carefully. 4 – 6pm in the evening is chaotic without another potential 200 cars involved. The design looks good and I hope it is within reasonable financial cost to live there for people.
