A development application has been submitted by TikTokThree Pty Ltd for an eleven storey mixed-use tower located at 12 Kyabra Street, Newstead.

Designed by Cottee Parker, the proposed development aims to deliver an environmentally conscious building, built out of Cross Laminated Timber which would offer a considered experience for the future building inhabitants.

According the architects Cottee Parker, the primary function of the building will be to provide the opportunity for small business owners to find ‘a key address’ for their businesses in the heart of Newstead.

The proposed development aims to create small business strata office tenancies from 50-
250m2 as its primary function as well as providing ground floor food and drink opportunity to engage with the Kyabra street.

Market research was undertaken by the developer which indicated that the Newstead and inner city office market has a severe shortage of small business strata office tenancies.

Three large family homes are also proposed for the top section of the tower which result in the tower to feature a unique triangular roof design which references Newstead’s once warehouse-driven past.

  • Site Area: 921 m2
  • Proposed Development Area (GFA): 4,336 m2
  • Proposed Office space: 3,681 m2
  • Proposed Multiple Dwellings: 3 units (x2 x 3 bedroom dwellings, 1 x 4 bedroom dwelling)
  • Proposed Food + drink (Ground floor): 75 m2
  • Height: 11 storeys / RL 49.26m
  • Car parking: 45 bays
  • Bicycle Parking: 17 Employee Spaces, 3 Residential Spaces, 7 Visitor Spaces
  • Landscape design: SLR

At ground level, a 75m2 cafe or restaurant is proposed with outdoor dining along Kyabra Street as well as an internal walkway link which has the opportunity to become a cross block link in the future.

Cross Laminated Timber (CLT) has become a popular construction material for commercial buildings due to its sustainable properties as well as ability to be fabricated off site which reduced installation times.

This will be Brisbane’s third major development made out of CLT after 1 King Street (commercial) and Monterrey at 9 Lambert Street Kangaroo Point (residential).

The development is located on the site of the Fortitude Boxing Gym which was destroyed by a fire in July 2019.

12 Kyabra Street was last sold on the 29th of Jul 2019 for $4,147,700.
