A revised development application has been lodged by Keylin for 22-40 Dawson Road, Upper Mount Gravatt, seeking approval for an expanded residential project comprising two residential buildings.

The proposal, designed by Prospect Apartment Architecture according to the architectural documentation, updates the previous approval by adjusting the built form, increasing the number of levels, revising the basement layout and expanding the landscaping strategy across the site.

The application notes that both buildings would be delivered in stages, with Building 1 forming Stage 1 and Building 2 forming Stage 2. The architectural drawings show a stepped massing arrangement with deeper articulation concentrated toward Dawson Road and Gerty Street. According to the architect, the design incorporates extensive balconies, planter elements and recessed facade zones to provide visual relief across the tower forms.

The ground plane includes new pedestrian connections, reconfigured vehicle access and a widened deep planting zone, particularly along the Dawson Road frontage. Landscaping plans indicate a mix of canopy trees, subtropical planting and areas of communal outdoor space at both ground and rooftop level plans show rooftop communal areas on both buildings, featuring a mix of deep planters, synthetic turf, seating zones and circulation paths along the edges.

Building 1 includes a pool area screened by planters and climbing vegetation, while Building 2 incorporates additional shade trees to meet council’s requirement for a minimum 25 percent shade cover. According to the landscape architect, the design uses a combination of trees and climbers to create natural shade across both rooftops, with service areas and irrigation infrastructure referenced to the architectural and hydraulics drawings.
