Melbourne based developer Hirsch and Faigen has submitted a development application to Gold Coast City Council for its largest project in Queensland to date, a $240 million residential tower proposed for 7 to 9 Surf Parade, Broadbeach.
The proposed project, known as Marbella Broadbeach, would feature 100 apartments across 30 residential levels along with a podium level recreation precinct and a rooftop communal lounge. This marks the developer’s fourth project on the Gold Coast since 2021 and the group’s first entry into the Broadbeach market.
Designed by Rothelowman with Hutchinson Builders appointed as the construction partner, the tower would reach a height of approximately 99.4 metres. According to the developer, the project is aimed at downsizers and interstate buyers seeking a premium lifestyle product in a tightly held beachfront location.
After four years in the Gold Coast market, and with three successful projects completed, Marbella is the product of everything we have learned to love about the Gold Coast,” said Anthony Bueti, Chief Financial Officer and shareholder of Hirsch and Faigen. “It will be an incredible addition to our growing portfolio in one of the most vibrant property markets in the country.”
The proposed development includes an extensive range of resident amenities focused on lifestyle, wellness and social connection. Located on level four, the podium level recreation area would feature a fully equipped gym, yoga deck, hot and cold spas, sun loungers, barbeque and dining spaces, as well as a pool lounge and games room.
The project’s rooftop would include an enclosed shared dining and lounge area framed by landscaping. The building form incorporates a vertically articulated square footprint with recessed balconies and a ribbed facade. The podium includes a distinctive design element inspired by traditional weaving patterns referred to as Karat Paraki.
The application has been lodged over a 1,012 square metre site and is code assessable under the City Plan. The site is zoned for high density residential use and sits within a designated light rail urban renewal area.
With the likes of Mosaic and Abedian and Co also launching quality projects in the area, the transformation will cement Broadbeach as the premier lifestyle and amenity suburb on the Gold Coast.”
Pending council approval, construction on Marbella Broadbeach is anticipated to commence from September this year.

Hirsch & Faigen is a Melbourne-based development group led by Daniel Faigen and backed by Eddie Hirsch, co-founder of United Petroleum. Since entering the Gold Coast market in 2021, the company has established a growing portfolio of residential towers focused on lifestyle-led design and coastal positioning.
Its first project, Hemingway at Palm Beach, was followed by Emerson at Kirra and Yves at Mermaid Beach, all of which sold out prior to construction. With the Marbella proposal, Hirsch & Faigen’s total Gold Coast development pipeline would exceed $700 million. The company has maintained long-standing relationships with both Rothelowman and Hutchinson Builders across all its Queensland projects to date.
Marbella Broadbeach should not be mistaken with Marella by Mosaic, a recently completed 30-storey development designed by Plus Architecture which is also located in Broadbeach – at 146 Surf Parade.
