A development application has been lodged by Graya Developments for a four-storey mixed-use project spanning 63–71 Racecourse Road and 12 Balowrie Street, Hamilton. The proposal aims to revitalise a substantial portion of the Racecourse Road precinct with a mid-rise structure combining residential apartments, ground-level retail and food tenancies, and rooftop communal spaces.

Comprising eight commercial tenancies totalling 1,380m² on the ground floor, the development is designed to enhance street-level activation along Racecourse Road and Kent Street. Above the commercial level, the plans propose three residential levels with a total of 37 apartments, nine 2-bedroom and twenty-eight 3-bedroom units.

According to the architect Bureau Proberts, the design responds to the neighbourhood’s architectural context with a crafted material palette and subtropical planting, drawing inspiration from both Queenslander homes and iconic Hamilton landmarks. A central pedestrian spine through the retail section is intended to function as a privately owned arcade, linking Racecourse Road to Kent Street and creating a laneway-style retail atmosphere.

The development also features deep planting along the eastern and front boundaries, totalling 309m² (8.6% of the site), and more than 1,557m² of total landscaped area across the site. Approximately 796m² of communal open space would be delivered on the rooftop, including a pool, yoga lawn, outdoor gym, and BBQ area.

Vehicle access is proposed from Kent Street, leading to 177 car spaces across two basement levels and ground floor, 116 for residents, 51 for retail use, and 10 for visitors. A total of 47 bicycle spaces are also included.

Landscaping, prepared by Urbis, includes subtropical and cascading plant species, acoustic fencing along the eastern boundary, and generous facade planting to soften the built form. According to Urbis, the design aims to integrate architecture and ecology by creating multiple planting layers and cooling zones.

The proposal is subject to code assessment under Brisbane City Plan 2014 and does not require public notification. The land is zoned District Centre and falls within the Racecourse Road Precinct of the Racecourse Precinct Neighbourhood Plan.
