The updated application seeks to increase the building height to five storeys / approximately 20 metres and provide a total of seven apartments.
The site, situated within the DC1 District Centre zone and the Racecourse Road Precinct of the Neighbourhood Plan, is currently occupied by a 1980s-era unit complex slated for demolition. According to the town planning report, the additional storey has been designed to integrate with the approved form and enhance the walkability and activation of the Racecourse Road frontage.

Architectural renderings show a contemporary urban form with a refined material palette and deep planters at podium and rooftop levels to soften the built form. According to the architect Husband Architects, the design maintains a consistent street edge and makes use of privacy screens and facade articulation to reduce visual bulk.
The landscape plan by LDGLA proposes subtropical planting with pergolas, seating, and a rooftop pool area offering residents communal leisure space with greenery and shade. Street trees along Racecourse Road would be retained and supplemented with new plantings in the verge.
