A new low-rise residential development is set to bring 60 family-friendly apartments to Brisbane’s inner north, with construction commencing on ‘Arca’ in Stafford despite no pre-sales, an uncommon move signalling high developer confidence in the city’s middle-ring apartment market.
Developed by Balmain & Co and marketed by TOTAL Property Group, the Arca project would offer a mix of generously sized two and three-bedroom apartments across three levels. All units will include lift access and two secure basement car parks per dwelling, a feature rarely seen in similar-scale developments within 7 kilometres of the CBD.
Arca is being pitched as an attainable option for those priced out of Brisbane’s inner city, with apartments expected to start from under $1 million. This price point, combined with larger layouts and family-oriented design, is expected to appeal to both downsizers and growing families seeking low-maintenance, well-connected housing.

Arca has been designed with long-term liveability and gentle density principles in mind, incorporating landscaped outdoor spaces and resident facilities including a swimming pool, communal barbecue area, sunlounge zone, and outdoor dining areas. In total, the development would provide 255 square metres of communal space.
According to Red & Co, Arca aligns with the ShapingSEQ 2023 Regional Plan’s goal of increasing housing diversity in low-rise formats that are sympathetic to existing neighbourhoods.
