Brisbane Airport has started the largest release of industrial land in its history, a 30 hectare pipeline of industrial facilities to be developed over the next three years. The airport says the program represents an investment of more than $400 million in land preparation and building construction, and will add more than 150,000 square metres to an investment property portfolio already valued at more than $2.6 billion, up by more than $500 million in the past two years.
The release lands in one of the tightest industrial markets in the country. Brisbane’s industrial vacancy sits at 3 per cent, according to the airport, and its own industrial precincts are fully leased, with a weighted average lease expiry of 8.55 years across the portfolio. Over the past five years the airport has delivered more than 120,000 square metres of industrial floor space, and it is now home to more than 600 businesses, 200 of them leasing buildings across 450,000 square metres alongside more than 1.3 million square metres of ground leases.
“What we’re bringing to market is one of the last opportunities of this scale in South East Queensland,” said Scott Norris, Brisbane Airport’s Executive General Manager Commercial. “The industrial vacancy story you’re seeing in headlines reflects a real squeeze on tenants, and our role is to release land in a way that meets that demand.”
The first of the new space is at Airport Industrial Park, the airport’s newest precinct, where Stage 2 was launched to market in April with 27,000 square metres of customisable facilities under development for up to 10 tenants. About 40 per cent of the lettable area is already pre-committed, construction of the first tenant facilities is due to start shortly, and practical completion is expected by mid 2027. The new buildings are targeting 5 Star Green Star rating credentials.
An aerial photograph supplied by the airport, taken in February, shows the Stage 2 land cleared and a new access road laid out beside the completed Stage 1 warehouses, many of them fitted with rooftop solar, with the airfield and Moreton Bay beyond. The airport describes the brownfield site as having direct access to South East Queensland’s major industrial corridors to the north, south and west, and says it will work with each tenant and their stakeholders to shape the development to their operations.
Brisbane Airport’s leasing listings show concept designs for six Stage 2 lots along Tamarind Place, from 2.2 hectares on Lot 6 to 7.1 hectares across Lots 13 and 14. The concepts pair two level offices, finished in dark cladding with timber-look screens, with large warehouses and truck courts, and range from 10,957 square metres of building on Lot 6 to 39,345 square metres on Lots 13 and 14, with between 126 and 410 car parks. Tomkins Commercial is listed as builder for Lots 5 and 8B, which carry concepts of 11,195 and 26,200 square metres.
Stage 1 of Airport Industrial Park is already home to 4WD SupaCentre, Aramex, Australia Post, Martin Brower, Sadleirs and Tile One. Australia Post’s $50 million parcel hub, with direct airside access, was announced for the precinct in 2024.
The airport is pitching the new land at logistics, warehousing and advanced manufacturing operators competing for scarce industrial sites. Tenants are offered 24/7 operations, direct access to the Gateway Motorway and major arterial roads, proximity to the airfield, custom-built facilities and lease terms of seven years or more.
The industrial rollout sits within Future BNE, the airport’s $5 billion investment program covering more than 150 projects across Brisbane Airport over the next five years, and forms part of a plan to manage 420 hectares of airport land over the next decade. Earlier this year the airport also announced two new hotel sites as it prepares for growth ahead of the 2032 Olympic and Paralympic Games.
We’re invested in a long-term vision to deliver connectivity, innovation and sustainable growth through precincts designed for businesses today and into the future. This rollout is part of our plan to sustainably manage 420 hectares over the next decade as Brisbane continues to evolve.

Brisbane Airport Corporation has operated Brisbane Airport since 1997 under a long-term lease from the Australian Government. Beyond the terminals and runways, its commercial property team develops and leases the airport’s non-aviation land, which spans industrial and logistics estates, the Skygate retail and entertainment precinct, offices and hotels, and is home to more than 600 businesses.
