Brisbane Airport Corporation (BAC) has opened an expressions of interest process for operators to run two new hotels on the airport estate, with JLL Hotels and Hospitality managing the Hotel Operator selection. Proposals close on 15 May.
The two sites sit at distinct parts of the precinct. The first is set directly alongside the International Terminal, positioned next to a planned new multi-level carpark. The second is located within the Skygate retail and entertainment precinct, adjacent to DFO Brisbane and the expanded 16-hectare Lander’s Pocket entertainment hub. Skygate also accommodates Queensland’s only 24-hour Woolworths supermarket.
Both hotels are being pitched as architecturally designed builds. Concept visuals have been released by BAC, though the corporation has flagged these as indicative only and not reflective of final design outcomes.
The International Terminal site is being marketed as a mid to upper tier offering, the first hotel to directly service international arrivals and departures at Brisbane Airport. The Skygate proposal is pitched at the mid-tier select service bracket, leveraging foot traffic from the adjoining retail and entertainment uses.
Brisbane Airport currently has three operating hotels on site, all of which BAC reports are trading at consistently high occupancy. Pullman Brisbane Airport took out Best Airport Hotel in Australia and Pacific at the 2026 Skytrax World Airport Awards, its fifth win in six years.
BAC Executive General Manager Commercial Scott Norris pointed to the 2032 Olympic and Paralympic Games as a medium-term catalyst, along with ongoing growth in business, leisure and event-driven travel. Norris said the precinct could ultimately support five hotels, with Brisbane requiring thousands of additional rooms ahead of 2032.
The airport recorded its busiest year on record in 2025, with 25 million passengers moving through the domestic and international terminals. BAC also notes Brisbane Airport connects to more domestic destinations than any other Australian airport, providing a built-in transit market for overnight accommodation.
