Sherpa Lodges Development Application for Flourish Ovana at Palm Beach

Sherpa Property Group has submitted a new development application to Gold Coast City Council for a 102-apartment project in Palm Beach, continuing the expansion of its ‘Flourish’ residential brand in the fast-developing coastal suburb.

Known as Flourish Ovana, the proposed development is located on the 1800 sqm corner site of 1150–1154 Gold Coast Highway and 3 Sixth Avenue, which was previously home to a Cash Converters store. The site sits adjacent to Sherpa’s earlier project, Flourish on Sixth, which launched in late 2024 and has since sold more than 80% of residences.

The latest application outlines plans for a mix of one-, two- and three-bedroom apartments, along with ground-level retail space and rooftop communal amenities. According to Sherpa, the design approach aims to complement the neighbouring Flourish on Sixth, creating a cohesive residential offering across the two sites.

The project’s proposed rooftop amenities include a pool, gymnasium, wellness spa, and landscaped recreation areas. A large ground-floor retail component is also planned, which Sherpa suggests would bring everyday conveniences and contribute to greater street-level activity along the Gold Coast Highway corridor.

Sherpa Property Group founder Christie Leet said the new development represents a continuation of the group’s strategy to deliver accessible, community-focused housing in key Gold Coast locations.

“Following the success of Flourish on Sixth, we are excited to unveil plans for another Palm Beach site that continues the Flourish legacy,” Mr Leet said. “Our focus has been on product typologies that provide a path into the market for first-home buyers, without compromising on quality or amenity.”

Sherpa’s earlier Flourish project generated over $110 million in sales and was positioned to attract a mix of first-time buyers and downsizers, a demographic trend the developer expects to continue with the new proposal.

“Palm Beach is a vibrant and rapidly evolving coastal hub, and we’re proud to be playing a role in delivering well-designed housing at an attainable entry point,” Mr Leet added. “This new project gives us the opportunity to extend our vision and ensure Flourish Ovana integrates seamlessly with its sister site.”

Sherpa has been active in the Palm Beach market in recent years, with three projects completed and two currently under construction, including Perspective Nexus and Flourish on Sixth. The company says the application for Flourish Ovana is part of a broader $1 billion pipeline of residential and mixed-use developments across South East Queensland.

The DA submission reflects the group’s view that demand for high-quality, medium-density housing in beachside locations remains strong, particularly as new supply remains constrained.

If approved, Sherpa expects to launch Flourish Ovana later in 2025.
