Sherpa Group has announced plans for its Brisbane debut, unveiling Symphony, a $240 million residential project at 21–23 Cordelia Street, South Brisbane. The project extends the company’s Flourish brand beyond the Gold Coast for the first time, offering design-focused apartments positioned to meet growing demand for attainable housing in inner Brisbane.

Symphony would comprise 138 apartments across one, two and three-bedroom layouts, with pricing starting from $655,000. Of these, 25 apartments are priced below $1 million, with Sherpa reserving all one-bedroom and two-bedroom, one-bathroom residences for owner-occupiers and first-home buyers.

Sherpa Group founder Christie Leet described the project as a move to deliver “attainable housing in connected, culturally vibrant neighbourhoods.”

“Our aim with Flourish has always been to help the community,” Mr Leet said. “That’s why we’ve chosen to release Symphony to locals first, reserving a portion of apartments for owner-occupiers and first-home buyers to give them a genuine chance to get their foot in the door.”

According to the developer, Symphony has already received more than 2,000 expressions of interest, with a pre-release to this group beginning October 10 ahead of a wider launch on October 18.

Residents will have access to over 1,400 square metres of rooftop amenities designed to encourage community interaction and wellness. The facilities will include a wellness centre featuring a steam room, sauna, hot and cold plunge pools, and a heated pool. Outdoor features include cabanas, private barbecues, a dining room, gym and yoga studio, all overlooking the Brisbane skyline and Mt Coot-tha.

In a move rarely seen in Brisbane apartment projects, Sherpa has also appointed a full-time concierge to assist residents through the off-the-plan process and beyond — from hard-hat tours during construction to post-settlement support such as appliance setup and community events.

Development and Financial Manager Danial Clarke said every aspect of Symphony had been crafted to build a connected living experience.

“The rooftop will be a sanctuary from the city, a place where residents can connect, relax and ultimately flourish,” Mr Clarke said.

Symphony sits at the meeting point of South Bank, West End and Fish Lane, placing residents within walking distance of QPAC, the Gallery of Modern Art, riverside parklands, major universities, hospitals and transport hubs. The project’s location is expected to appeal to professionals and downsizers seeking proximity to the city’s cultural and employment heart.

Sherpa Group, established by Christie Leet, has built a reputation on the Gold Coast for delivering residential projects under its Flourish brand. The company’s entry into Brisbane reflects a continued focus on providing design-led yet accessible homes aimed at fostering local communities.
