Queensland developer builder McNab has begun construction on a new luxury residential project in Highgate Hill, one of the last remaining true riverfront sites close to Brisbane’s inner city.
Known as Lucia Riverfront, the project features just eight large single level residences positioned directly on the Brisbane River. Each residence spans between 331 and 439 square metres and is priced from 4.995 million, representing one of the most exclusive low density residential offerings in the inner south.
Designed by WMK Architecture with landscaping by Aspect Studios, the development is now under construction and is scheduled for completion in August 2026. Lucia Riverfront focuses on craftsmanship and enduring design rather than scale, featuring half floor layouts, a communal riverfront pool and sauna, and two penthouses each with a private rooftop terrace and infinity pool.
Lucia occupies a tightly held section of the Highgate Hill riverfront, an area with limited remaining development opportunities due to its steep terrain and established housing. McNab Executive Chairman Michael McNab said the project responds to growing demand for space and quality in Brisbane’s prestige market.

The project’s launch comes at a time when many large apartment projects across Brisbane are still in early planning or approvals with completion often years away. YPM Group Head Bryce O’Connor said Lucia offers a point of difference for buyers wanting certainty.

WMK Architecture’s design approach centres on timeless detailing and natural materials to suit the riverfront setting. Landscape architect Aspect Studios has designed the surrounding greenery to connect with the river edge and provide privacy and shading for residents.
Highgate Hill continues to evolve as one of Brisbane’s emerging prestige enclaves. The suburb’s proximity to West End’s restaurants and cultural venues, ferry access to the CBD and major schools has made it increasingly desirable among buyers seeking privacy while remaining close to the city.
