New Farm’s Bowen Terrace could see a new residential project that combines a seven storey apartment building with four detached dwellings, following the lodgement of a development application for 424 Bowen Terrace.

The proposal by Fortis includes 74 apartments and four houses on a 5,727 square metre site with frontages to Bowen Terrace, Moreton Street and Langshaw Street, and would provide 691 square metres of communal open space with a pool, recreation deck and a gym.

According to the architect DKO Architecture, the apartment building is arranged in a U-shaped layout around central communal space, with upper levels recessed to reduce bulk and scale when viewed from the street.

DKO Architecture states that the apartment building would read as a strong three storey element to both Moreton Street and Bowen Terrace, with the fourth to seventh levels stepped back and visually recessed to temper massing.

The U-shaped plan frames central communal open space that integrates a pool, recreation deck and a gym, and provides generous private balconies or terraces to all apartments. Two unroofed private rooftop terraces are also proposed above Level 7 apartments.

LatStudios’ landscape concept plan shows deep planting to private gardens, retained trees where possible, terrace planting over basement edges, and private outdoor living areas to the detached dwellings fronting Bowen Terrace and Langshaw Street. Pedestrian entries are provided to ground floor dwellings via lockable front gates, with main apartment lobby access centred on Moreton Street.

The proposal includes 24 two bedroom and 50 three bedroom apartments. Vehicular access to the apartments is proposed from Moreton Street, while the detached dwellings would access garages from Bowen Terrace. The plans indicate 196 car parks across two basement levels and 98 bicycle parks in total. Lift cores appear at either side of the main lobby in the basement and ground plans.

Fortis is an Australian developer with a portfolio that spans premium residential and mixed use projects in inner city locations. The New Farm application would continue the group’s focus on owner occupier-oriented apartments with larger floorplates.
