Queensland developer Azure has formally launched Wellbrook, a new $189 million residential community located in Rothwell, aiming to deliver 240 terrace homes in response to increasing housing demand in the northern growth corridor.
The project, to be delivered by Azure’s in-house construction team Azure Build, would comprise a mix of three- and four-bedroom terrace homes across eight floorplan types. The development is situated at 499–507 Anzac Avenue, within a region facing growing pressure for attainable housing options.
According to Azure, the project has been designed with a focus on timeless architecture and lifestyle integration, combining rustic influences with contemporary finishes.
“The launch of Wellbrook represents more than just another development milestone, it’s a strategic response to the urgent need for well-designed, attainable homes in one of Queensland’s fastest-growing corridors,” said Trent Keirnan, Founder and Director of Azure Group. “This project reflects our ongoing investment in building communities that are both liveable and future ready.”
The masterplanned gated community includes a number of shared facilities aimed at enhancing resident wellbeing and social connection. These include a covered pavilion with barbeque and dining areas, a large swimming pool with integrated children’s play features, day beds and outdoor lounges.
Additional amenities include a dedicated gym, steam room, sauna, hot and cold plunge pools and a remote working hub.

Construction is expected to commence in the third quarter of 2025. Azure Build is concurrently progressing six other projects across Queensland.
