Highlights
  • Anthony John Group has lodged a revised masterplan for its $1.5 billion-plus East Village precinct at Cannon Hill.
  • Buildings would average 16 storeys, with a 25 storey landmark centrepiece at the heart of the 5.975 hectare site.
  • More than 12,000 m² of landscaped parklands and public spaces are planned across the precinct.
  • A separate application seeks approval for a 127 apartment building by bureau^proberts, with ground floor retail.
  • Residents would share more than 1,000 m² of communal space, including a rooftop infinity pool, sauna and steam rooms.
  • Each future stage will need its own development application.

Cannon Hill is shaping up as one of Brisbane’s busiest growth pockets in the inner east. Brisbane City Council has flagged renewal plans for the Cannon Hill Centre, new apartment projects are appearing along Wynnum Road, and now Anthony John Group has lodged a revised masterplan for East Village, the mixed-use precinct it has been building out beside Cannon Hill Plaza.

The revised plan, lodged with Council alongside a separate application for the precinct’s next residential building, sets out a $1.5 billion-plus vision for the 5.975 hectare site on Wynnum Road: apartments, shops, offices and dining around more than 12,000 square metres of landscaped parklands and public spaces.

The revised masterplan builds on this commitment, unlocking the potential of East Village to deliver a vibrant, connected destination for Brisbane’s inner east.

The biggest change is height and housing. Anthony John Group says the site’s elevation and slope allow for a varied skyline, with buildings averaging 16 storeys and a 25 storey landmark at the centre of the precinct, freeing up ground for parklands, retail plazas and community spaces. The masterplan acts as a framework only; each future stage will need its own development application, and the group says it will consult the local community on its plans in the coming months.

The first building under the new plan is a 127 apartment tower designed with bureau^proberts. It puts an activated retail precinct on the ground floor with 16 storeys of one, two and three bedroom apartments above, and the developer says more than half of the homes would have uninterrupted views of the city skyline.

The design leans on Brisbane’s subtropical climate, wrapping the building in louvred screens and cascading gardens for privacy and shade. Residents would share more than 1,000 square metres of communal space, including a rooftop infinity pool, private dining and barbecue areas, a library, lounge and work-from-home rooms, and a wellness area with a plunge pool, steam and sauna rooms and a media room. A four-level basement would hold resident and visitor parking and bike storage, keeping cars off the street.

Brisbane’s growth and housing needs have evolved considerably over the past decade and as a significant inner-city precinct with strong bus and rail connectivity, it’s important that the East Village masterplan responds to this.

The new stage follows Vila, the group’s most recent East Village apartment building, which is more than 70 per cent sold with early works under way. The Courtyards townhomes and The Quarters apartments are already complete, and the precinct sits between Southgate Corporate Park, which Anthony John Group also developed, and Cannon Hill Plaza, with local buses at the door and Cannon Hill and Murarrie stations about a 15 minute walk away.

Brisbane Development has followed East Village through earlier proposals for a commercial tower and the Stage 2D apartments. The new masterplan is the clearest picture yet of how the remaining land could fill out, and with the Cannon Hill Centre renewal also in the works, the suburb’s centre looks set to change considerably over the coming decade.

  • Fantastic proposal but it needs better public transport access, evidence of ample parking for residents (none of that crap in West End where bike spots replace car spots. We are not in an area where the city is easily accessible, unless the developer proposes contributing to a safe cycling track all the way to Story Bridge).
Height of buildings may need reducing but overall a great idea and about time we see the regeneration and improvement to the area that is so desperately needed, especially as other suburbs have already benefited hugely from similar ideas.
The plan should include plenty of shaded, public outdoor areas, the use of solar and other energy mitigating plans and a well thought out way of bringing traffic onto an already very congested set of main roads.
    When will it commence?

  • Would be good to see easier access to Southgate Avenue and the Cannon Hill train station rather than making people walk or drive out onto Wynnum Road first. Why cant the developers and the City Council put a gate in the North East corner of the development?

      • They are proposing access from the development level including a lift down to the IGA shopping complex which then allows a short walk to cannon hill train station. There are also bus stops directly adjacent to the development
