A development application has been submitted by the CFMEU for a 7-storey commercial office building at 8-16 Jamieson Street, Bowen Hills. Designed by Nettleton Tribe, the proposal includes a commercial office space with integrated landscape elements.

The architectural design features an offset-box form with permeable sunshades to assist with passive cooling. The building materials include glass, metal, and precast panels. The proposal includes a landscaped forecourt and upper-level terraces. The facade incorporates a combination of fixed and operable shading devices designed to manage heat and light penetration.

The ground floor includes a ‘Forest Courtyard’ with planting. A Level 3 ‘Urban Green Buffer’ includes shaded outdoor areas and seating spaces. Landscaping elements are also proposed along the building’s interface with the streetscape.

The application includes end-of-trip facilities with bicycle storage and showers. The design incorporates water-sensitive urban design (WSUD) principles, including rainwater collection and irrigation systems for landscaping.
