A new 25-storey residential tower is proposed by Consolidated Properties for 30 Bedivere Street within Brisbane’s Yeerongpilly Green precinct, aiming to deliver 181 apartments set above an expansive publicly accessible forest at ground level.

Designed by Rothelowman, the proposal forms part of the broader Yeerongpilly Green transit-oriented development and would occupy one of the final undeveloped ‘island sites’ in the precinct. The application seeks a code-assessable material change of use for multiple dwellings and centre activities, as well as building work approval.

According to the architectural statement, the design responds to the precinct’s vision by incorporating a “tower in a forest” concept, with a sculpted podium merging into landscape mounds and dense native vegetation that draws from the area’s riparian history.

The ground level of the proposed development features a 2,163m² publicly accessible forest, designed to function as an immersive subtropical parkland. This landscape integrates a network of shaded walking trails, open-air clearings, and planting mounds with native vegetation, offering a layered garden experience that shifts across seasons.

According to landscape architects LatStudios, the forest draws inspiration from Brisbane’s riverine ecology and aims to evoke a sense of discovery and calm. Key features include a rainforest trail, a vine-covered entry arbour, curated artwork zones, and a plaza space intended for small gatherings or community events.

The site is strategically located less than 250 metres from Yeerongpilly train station and adjacent to the Yeerongpilly Green Village Centre. As outlined in the Public Benefit Statement, this connectivity aligns with Brisbane’s transit-oriented development goals and helps address growing demand for new housing in well-serviced locations.

A notable element of the proposal is the integration of the heritage-listed Animal Morgue building. Currently unused and in disrepair, the small-scale brick structure would be adaptively reused with an interior art installation and a new portal window, allowing passers-by to view the installation and preserved features of the original building.

The rooftop level, referred to as the Ridgeline Garden, has been designed as a resident-only retreat featuring a range of wellness and leisure spaces. This level includes a swimming pool oriented to capture views across Brisbane, a spa, a barbeque terrace, private dining area with a catering kitchen, shaded garden retreats, and open-air lawns designed for informal gatherings and quiet reflection.

Below on level 2, residents have access to additional communal facilities including a wellness centre with hot and cold plunge pools, a gym, sauna, treatment room and golf simulator. Together, these upper-level amenities create a vertically stacked recreation zone that supports health, relaxation and community connection within the building.

According to the submitted assessment report, the site’s isolated nature with no directly adjoining neighbours, reduces the risk of overshadowing or traffic impacts on surrounding properties. The proposed building would also deliver fewer apartments than the precinct’s Neighbourhood Plan permits, prioritising open space and landscape outcomes over density.

  • Nice to finally see progress on the Yeerongpilly Green site after being so dormant for so long.

    This area really has potential to be a very modern high density urban centre -which is exactly the kind of model needed for locations surrounding train stations.

    The greenery for the surrounds is a good solution for the area, especially as it’ll become highly trafficable due to adjacent shops & train station.

    Not sure what the heritage value of the old animal morgue is beyond the building’s architecture.
