Banksii Secures Approval for 10-Storey Residential Development in East Brisbane

A revised development application for 169 Wellington Road, East Brisbane, has officially been approved, paving the way for a ten-storey residential building named Banksii. The updated proposal features a total of 72 one, two and three-bedroom apartments, and introduces a rooftop communal deck offering panoramic views across the city skyline and surrounding ranges.

Developed by Vector Property Australia in partnership with CORE Property Partners, Banksii is positioned directly opposite Raymond Park and within 2km of the CBD. Future residents would benefit from access to the Kangaroo Point Green Bridge, the Gabba Stadium precinct and the wider Olympic-led urban renewal of East Brisbane and Woolloongabba.

According to the developer, construction is targeted to commence in Q4 this year, with apartment sales expected to launch shortly.

“Banksii is a statement project that reflects our ambition to help shape Brisbane’s evolving residential landscape,” said Rhett Williams, Joint Managing Director of Vector Property Australia.

“With its irreplaceable location, architectural sophistication, and proximity to key lifestyle precincts, it will resonate with a broad range of discerning buyers,” added Nathan Andersen, Managing Director at CORE Property Partners.

Banksii has been designed by MAS Architecture, drawing inspiration from the native Grevillea Banksii flower, with a curved built form and refined natural material palette across both interiors and façade. The building will include generous apartment layouts with floor-to-ceiling glazing, intended to maximise natural light, cross-ventilation, and views toward the CBD and nearby parkland.

The rooftop level would feature an exclusive residents’ retreat, including an infinity-edge pool, outdoor dining and barbeque facilities, and landscaped greenery, offering a resort-style amenity space above the urban canopy.

The project follows Vector and CORE’s recent activity in Brisbane’s inner east, including Parque in Norman Park and The Abbotsford in Bowen Hills, both of which are either under construction or nearing completion.

A development application has been submitted by RG Property for modifications to an approved mixed-use project at 169 Wellington Road, East Brisbane.

Initially approved for eight storeys, the new proposal seeks to extend the building height to ten storeys (approximately 34 metres) and increase the residential capacity from 50 to 72 apartments.

The building has been designed by MAS Architects, incorporating high-quality materials and expanded glazing to enhance views of Raymond Park.

According to MAS Architects, the design draws inspiration from Queensland’s native flora, specifically the Grevillea Banksii, with symmetrical forms, organic curves, and a warm material palette. These enhancements aim to provide a contemporary and visually dynamic contribution to the urban landscape.

A key highlight of the development is its rooftop recreation facilities. Designed to promote relaxation, the rooftop includes a swimming pool with glass wall feature surrounded by sun loungers, BBQ and dining areas, and landscaped seating zones.

The rooftop design integrates subtropical greenery with shade trees and cascading plants, offering a tranquil retreat for residents while capitalising on the panoramic views of the surrounding parklands and cityscape.

The ground floor also includes a laneway that creates a pedestrian link between Wellington Road and Manilla Street, enhancing walkability in the neighbourhood. Residents would have access to 120 car parking spaces, including 18 visitor bays, and 62 bicycle parking spaces (44 resident, 18 visitor).

  • I think those architectural plans you supplied are corrupted -there’s a tonne of white boxes throughout the drawings obstructing key information. Particularly on page 5 -you can’t even see the unit layouts. Might just be due to the drawings being preliminary and not finalised….

    A nice building nonetheless -this area of town will benefit from densification.
