A major over 55 lifestyle community has been proposed for a prominent Broadwater site in Southport, with developer David Devine lodging plans for a large scale residential and wellness focused development at 60 Marine Parade.

The proposal would redevelop the former Star of the Sea school site into a mixed use precinct featuring three residential towers rising above a shared podium containing retail, wellness and recreation facilities.

The development site spans approximately 14,437 square metres across four parcels of land at 58A, 60 and 60A Marine Parade and 11 Nerang Street within the Southport Priority Development Area. The land sits within the Central Business District precinct of the PDA planning scheme where high density development is supported.

Plans prepared by DKO Architecture show three sculptural towers rising above a large podium base designed to activate Marine Parade and Nerang Street with retail, hospitality and wellness uses.

According to the development application documentation, the proposed towers would include:

  • Tower 1 – 54 storeys with 224 apartments
  • Tower 2 – 43 storeys with 175 apartments
  • Tower 3 – 59 storeys with 235 apartments

A separate two storey commercial building is also proposed along Nerang Street containing a retail tenancy at lower ground level and a restaurant at ground level.

Across the entire development the proposal includes 634 apartments in total alongside an ancillary residential care facility component with approximately five beds.

The towers have been arranged across the site to create variation in height and building form while maximising views across the Broadwater and surrounding Southport CBD.

According to the planning report, the variation in tower heights is intended to contribute to a more dynamic skyline and improve visual permeability between buildings.

The development includes a significant wellness and recreation component integrated throughout the podium and tower levels.

Planning documents indicate approximately 9,745 square metres of retail, wellness, sport and recreation uses will be delivered across the development, forming a large lifestyle hub that would serve both residents and the surrounding community.

Facilities are expected to include fitness studios, yoga and Pilates spaces, recovery and vitality suites, spa and bathhouse facilities, private cinemas, dining venues and social spaces.

The proposal also includes a substantial parking component across basement and podium levels with a total of 846 car parking spaces and 19 motorcycle spaces proposed for residents and visitors. The project would be delivered in multiple stages beginning with Tower 1, followed by Towers 2 and 3.

The project has been lodged by DD Resort Living, a new brand established by Gold Coast developer David Devine which focuses on creating high amenity residential communities tailored to the over 55 market.

On completion, the development is anticipated to have an end value of approximately $1.5 billion, representing one of the most significant projects ever proposed for the Gold Coast.

The Southport proposal would add to a growing pipeline of high end residential projects being delivered by developer David Devine through the DD Living brand on the Gold Coast. The group currently has more than $1 billion in luxury high rise residential projects underway across the city.

Projects currently under development include:

  • Royale Gold Coast at Northcliffe – a 38 storey, 104 apartment beachfront tower currently under construction and expected to reach completion in mid 2026.
  • Burly Residences at Burleigh Heads – a 25 storey, 101 apartment residential tower presently under construction with completion anticipated in late 2027.

  • sounds fabulous- but only 5 beds in the residential care??? the formula for many high rise senior living is a progressive reduction from a 2-3 bedder to a 1 bedder and then nursing care.. eg. Aveo in Newstead and The Henley also on marine parade.. is there
    enough parking for customers at the lifestyle options?? ( the queen st village is notorious for lack of parking in the day)
