TRK Property Group has lodged a development application for a 20 storey residential tower on Montague Road, adding to the wave of change sweeping one of Brisbane’s most significant emerging riverfront precincts. The proposal at 176 to 186 Montague Road, South Brisbane, will deliver 161 apartments designed by COX Architecture on a prominent corner site directly opposite the former Visy landholding.
The application was received by Brisbane City Council on 28 July 2026 and sits at the heart of the Kurilpa riverfront, a stretch of South Brisbane that is shifting from its historic industrial and commercial roots towards a higher density residential, mixed use and lifestyle precinct.

The 1,917 square metre site occupies the corner of Montague Road and Cameron Street, with 53.7 metres of frontage to Montague Road and 40.2 metres to Cameron Street. It falls within the Kurilpa Sustainable Growth Precinct, the temporary local planning instrument that is guiding the transformation of this part of the river’s edge. TRK Property Group acquired the holding for $20 million in a deal managed by Colliers Queensland on behalf of a private vendor.
The location places the project squarely among the biggest moves on the southern riverbank. The former Visy site immediately across Montague Road is being reshaped by Lendlease into a residential neighbourhood of thousands of homes, and a string of other large riverfront sites nearby are also earmarked for renewal.
South Brisbane is entering an incredibly exciting period, and we see Montague Road sitting right at the heart of that evolution. With the former Visy site directly opposite us and significant investment planned throughout the broader Kurilpa precinct, there is a real sense of momentum around this part of the city and what it will become over the coming years.

COX Architecture has taken its cue from the Brisbane River itself. The tower is defined by a fluid geometry of curved, undulating floor plates, with a continuous slab edge that wraps each level and gives the building a strong horizontal expression. Rather than presenting a flat face to the street, the form steps and recesses, shaping the apartments behind it and orienting balconies towards river and city views.

The building reads as two clear parts. A four storey podium meets the ground, articulated as a set of distinct elements and wrapped in layers of planting, vertical greenery and screening that conceal the resident car parking held within it. Above the podium, 16 residential levels rise as the tower, with apartments arranged around a naturally ventilated central corridor that opens to the river and is punctuated by large planters holding established trees.

At street level the podium is designed to give something back to Montague Road. A verandah and a landscaped entry activate the frontage, ground floor coworking and concierge spaces address the street, and the heavy planting softens what would otherwise be structured parking. The result, in the renders, is a green and permeable base rather than a hard commercial edge.

The building is topped by a two level rooftop garden that the architects describe as its crowning element. It gathers the bulk of the resident amenity into a single elevated address, with sun and views back to the Brisbane CBD, outdoor exercise areas and warm and cold plunge pools set among the planting. A fitness studio, dining spaces, a wine tasting room and a cinema room round out the offer.


In total the development provides 1,815 square metres of communal open space, spread across the ground floor, an upper amenity level and the rooftop garden, and taking in resident coworking areas, indoor and outdoor recreation, wellness and gathering spaces. The proposal also achieves a 50 per cent green plot ratio and extensive subtropical landscaping by Subtropic Design.
This site sits at the heart of a precinct that will become Brisbane’s defining urban renewal story over the next decade. This acquisition allows TRK Property Group to help shape a legacy project in what is set to become one of Brisbane’s most desirable riverfront locations.

The 161 apartments span a broad mix, from one bedroom homes to four bedroom residences. The application breaks the mix down as 15 one bedroom apartments, 13 one bedroom apartments with a multipurpose room, 73 two bedroom apartments, 26 two bedroom apartments with a multipurpose room, 30 three bedroom apartments and four four bedroom apartments. Curved floor to ceiling glazing and generous balconies carry the river and city outlook into the living spaces.


Parking and access are pulled back in line with the precinct’s low car ambitions. The development provides 163 car spaces, made up of 152 resident and 11 visitor bays, which sits below the maximum rate set by the planning instrument. It is paired with 144 bicycle parking spaces, bike maintenance facilities and e-mobility charging. Because the site sits within the flood overlay, upper levels are also designed to support shelter in place during a flood event.
For TRK, this is an opportunity to be part of that next chapter and deliver a project that responds to where the precinct is heading, while contributing to the continued evolution of Brisbane’s river edge.

The Montague Road tower is being designed by COX Architecture, one of Australia’s largest and longest running practices, with the landscape concept by Subtropic Design and town planning by Murray Bell Planning Co. The development application is now with Brisbane City Council for assessment, and we will update this article as it progresses.
