A development application has been submitted by Arden Group for the construction of a ten-storey residential development located at 18 Park Avenue, East Brisbane.

Designed by Altis Architecture, the development comprises of 26 one, two and three bedroom residential apartments with a total gross floor area of 4,110sqm.

According to the development application, the proposal would enhance and activate the street frontages as well as pedestrian connections which aims at creating a pedestrian-friendly residential address.

The proposal improves the shared green amenity to the street by enhancing the existing vegetation through the introduction of additional trees and a highly landscaped ground plane. – Development application

  • 26 residential apartments consisting of x8 two-bedroom apartments, x16 three-bedroom apartments and x2 four-bedroom apartments
  • A 741sqm rooftop terrace with pool and recreation facilities
  • Site Area 1,001sqm
  • x57 car spaces
  • x33 bicycle spaces

Approximately 12.1% of the site is proposed to be provided as deep planting. It is stipulated in the development application that these deep planting areas will accommodate large sub-tropical landscaping and have been consolidated along both road frontages where they will deliver maximum public benefit.

The proposed design provides for a total of 1,471sqm of open spaces throughout the development which is equivalent to 147% of the site area.
