Stockland launches 450 lot Twin Waters community on the Sunshine Coast

Stockland has launched Stockland Twin Waters, a 104 hectare masterplanned land community on the Sunshine Coast that will release 450 new homesites across waterfront, private waterfront and dry lots. The site sits next to the existing Twin Waters community, between the Maroochy River and Mudjimba Beach, and is being delivered alongside a 17.4 hectare lake, shared pedestrian and cycle paths, parklands and a dedicated kangaroo reserve.

More than half of the site has been set aside for open space. The lake, environmental areas, parks, walking trails and the kangaroo reserve are embedded into the masterplan rather than retrofitted at the edges. Lifestyle amenities planned for the community include proposed kayak launch pads and pickleball courts on the lakeside, with future retail and convenience offerings flagged as the community grows.

Homesites range from 500 to 1,200 square metres, with an average lot size around 700 square metres. Stockland is positioning the project at owner-occupier buyers relocating to the coast, families upgrading, and right-sizers, rather than first-home buyers. The first release of 17 homesites is scheduled for late July 2026, with pricing starting from $1.15 million.

The launch comes as the Sunshine Coast continues to face tight housing conditions. Sunshine Coast Business Council Chair Sandy Zubrinich pointed to the region’s rental vacancy rate of around 0.8 per cent and a limited supply of large, level homesites as reasons projects like this matter to the broader market, including by freeing up smaller homes as buyers move up.

The community is a short drive from the Maroochydore CBD, Sunshine Coast Airport, the Twin Waters Golf Club and Mudjimba Beach. Stockland Queensland State Sales Manager Tina Campbell said interest is expected to be strong, citing limited new land supply on the Sunshine Coast relative to demand, particularly for projects combining location and amenity in established growth corridors.

    Sunshine Coast locals priced out of the development, priced for cashed-up interstate or overseas buyers.
    Beautiful development for those that can afford it. I bought a block in Blue Water Court in 1996 but never got to live there 🙁
