Construction is set to begin on Radia, a $250 million residential development in Rainbow Bay, following the appointment of Hutchinson Builders by Queensland based developer S&S Projects.
The 14 storey project at 271 Boundary Street will comprise 38 apartments and marks the fourth development delivered by S&S in the Rainbow Bay precinct.
Radia forms part of a series of projects by S&S that have reshaped Rainbow Bay in recent years, following Flow Residences, Awaken Residences and Esprit. The precinct has evolved into a tightly held coastal enclave with limited new supply.

Construction is expected to commence early next year after S&S privately funded early works on site. Founding Director Paul Gedoun said the decision reflected confidence in the southern Gold Coast market.
“It’s fantastic to see Radia begin to take shape,” Mr Gedoun said.
“We chose to fund the early works because we are confident in the strength of the Gold Coast market and committed to delivering this project on time.”
The development was launched to the market in 2024 and has attracted interest from owner occupiers, downsizers and investors seeking larger format apartments in a coastal setting.
Positioned on a 1,355sqm site, Radia would rise 14 levels and include 38 residences with prices starting from $2.4 million. The building has been designed to capture 360 degree coastal views across the Queensland and New South Wales border.

Resident amenities are planned to include a lap pool, heated magnesium spa, ice bath, infrared sauna, thermal room, steam room, gymnasium, residents lounge and private dining room.
Mr Gedoun said partnering with Hutchinson Builders marked a key milestone for the project and signalled its progression into full construction.
With Hutchinson now appointed, the project is targeting completion by the end of 2027.
