South City Square Masterplan Unveiled

A new development application has been submitted for Pellicano’s and Perri Development’s South City Square site at 144-174 Logan Road and 3-19 Deshon Street, Woolloongabba.

Designed by DBI Design, the scheme earmarks the 21,224 sqm site for a seven stage, mixed-use development which will deliver a total of 79,383 sqm of BCC GFA.

Central-Square

The scheme demonstrates a very clear focus on placemaking, with a 4,191 sqm green square forming the backbone of the development; 6,999 sqm of retail and commercial space as well as a cinema, supermarket, and gym combine to activate this space and create a thriving, urban activity hub.

Yield-Schedule

Each of the design components within the scheme boast a distinctly Queensland charm with usable private balconies, expansive green roofs, connecting awnings, and access to green spaces.

Stage1

The first stage consists of a fourteen storey tower with retail tenancies lining the ground plane and 118 residential units above.

A rooftop terrace features a plunge pool, resident recreation lounge, kitchen facilities, and landscaped elements.

Stage2

Stage 2 comprises a fifteen storey tower providing a total of 140 apartments.

Ground floor retail activates the street frontages and begets a human scale to the tower elements while a landscaped rooftop terrace – which includes a pool and barbeque facilities – provides a private, recreational outlet for residents.

Stage3

The third stage features a fresh food marketplace, complementing and enhancing the retail offering of the previous two stages. The tower will rise fifteen storeys and contain 140 apartments.

Similar to previous stages, a rooftop recreational terrace will furnish residents with barbecue and pool facilities.

Stage 4 + 5

Stage4

Stages 4 & 5 consists of two towers situated on a joint podium. The former rises to seventeen storeys and accommodates 131 units, the latter to eighteen storeys and 175 units.

Each tower features a rooftop terrace, connected to one another via a sky bridge.

A dual podium accommodates a cinema, commercial and retail tenancies, and integrates with the Logan Road bus stop which will service the South City Square development.

Stage6

The sixth stage comprises a fifteen storey tower with the first podium level featuring retail tenancies which address the parklands and the second hosting a childcare centre.

The tower accommodates 117 residential units and a recreational rooftop terrace with barbecue and pool facilities.

Stage 7

Stage7

This final tower stage comprises a fifteen storey, 144-room hotel building. The hotel keys provide a mix of accommodation styles and sizes, some of which are expressed on the external façade with balconies.

A rooftop recreation area for hotel guests is positioned to gain views of the city and square below.
