A development application has been submitted by Silverstone Developments for a 30-storey residential tower at 299 Coronation Drive, Milton. Designed by Woods Bagot, the proposal seeks to deliver 192 apartments, a four-storey podium, and a rooftop wellness retreat, replacing a previously approved 26-storey office tower.

The 2,339m² site, currently occupied by a four-storey commercial office building, sits along the northern bank of the Brisbane River and is directly connected to Milton Ferry Terminal, Milton Railway Station, and the Bicentennial Bikeway.

This latest proposal follows a previous development approval in 2023 for a 26-storey commercial tower, which was originally planned to deliver 25,810m² of office space. Changing market conditions and rising commercial cap rates led Silverstone to shift its focus to residential development, with the company citing greater financial feasibility.

Despite the shift, the proposed residential tower retains the same height of 110.05 metres as the previously approved office development while offering a different built form and a focus on larger apartments and resident amenities.

The tower is designed with a layered composition of balconies, operable screening, and a textured podium, aligning with Brisbane City Council’s Buildings That Breathe guidelines. The structure is divided into three key elements: the ground plane integrates a publicly accessible plaza, deep planting zones, and a café space, contributing to a more active pedestrian environment along Coronation Drive.

The tower itself presents a slender residential form with open-air balconies, natural ventilation strategies, and a material palette inspired by local landscapes. The crown includes a rooftop wellness retreat, offering residents panoramic river and city views. The podium incorporates textured masonry planter boxes, perforated metal screens, and subtropical planting to create a softened and engaging streetscape.

The rooftop level has been designed as a subtropical sky retreat, featuring a range of communal amenities including a lap pool and plunge pools, outdoor lounge and sunbathing areas, a gym and wellness space, sauna and steam rooms, hot and cold plunge pools, and private dining and entertainment spaces. A solar pergola is proposed to provide shade and support renewable energy generation.

    I like the improved ground plane, Coro Drive desperately needs some street-level activation. The dead car park podium is disappointing though, it should be wrapped on the frontage with active uses. You could have things like doctors surgeries, hairdressers etc on the first floor instead of just more car parks and a dead wall.

    Just clarifying, the Milton Neighbourhood Plan identifies this site as located in a ‘medium rise’ Office Precinct; ‘residential development is not consistent with the outcomes sought for this precinct’. The Code Assessable, 26 storey ‘office’ tower was approved on this site in June 2024, so it’s a quick turnaround. Then again, the ‘pivot’ pathway for development applications is very popular in Milton! Are all the jacarandas being removed? Why are 291 carparks required on a site with such excellent public transport options – bus, train and every 2nd Citycat service? How many submissions have to be written before a planning review involving all stakeholders is considered a priority in this compact, flood prone precinct bound by a busy road network?
