A new residential care and retirement living development has been proposed for 195 Lutwyche Road Windsor by Denmac Nominees Pty Ltd.

Known as Denmac Windsor Senior Living Development, the development involves the construction of a 12 storey high tower for the purposes of a Retirement facility and Residential aged care located at 195 Lutwyche Road, Windsor – a site currently occupied by a Mercedes Benz dealer.

Designed by Thomson Adsett, the development comprises of 98 retirement aged care rooms and 79 independent living units and has a total gross floor area of 19,159 sqm.

Levels P1 to P3 – Carparking and servicing areas, covered drop off and entry lobby to Lyons Terrace, private dining (connected to ground floor restaurant), kitchen and laundry (to support care functions), offices (building administration), Men shed.

Ground Floor – Pedestrian street access, concierge, lobby, allied health services, retail (x5 tenancies total including restaurant), food/ beverage, business centre, indoor lounge and north-east outdoor landscape area.

This level is the main point of extended community interaction with the site, an active and lively series of spaces that mediate the experience from busy Lutwyche Road towards the quieter eastern end of the site.

Levels 1-7 – Independent living units (ILUs) and residential aged care (RAC) accommodation. Typically there are 9 ILUs and 14 RAC rooms per floor, with a total of 61 ILUs and 98 RAC beds proposed to these levels.

Level 8 – Community facilities, including Function room, bar, indoor lounge, outdoor lounge, café, private kitchen/dining facility, wellness facilities (gym, studio, day spa, consulting rooms, indoor and outdoor pools) and landscaped outdoor areas.

Levels 9-10 – Independent living units (ILUs). Similar to levels 1-7, with 9 ILUs per floor, with a total of 18 ILUs to these levels. Intended as premium accommodation these levels have best access to views. The eastern tower form on level 9 makes use of the roof space by providing outdoor landscaped areas with opportunity for relaxation and activity. Above the indoor pool there is a BBQ area with shade structures and seating/lounge space, overlooking the outdoor pool on level 8.

The remainder of the outdoor space contains shade structures, feature trees, bocce green, paths, open space and casual seating. These spaces give residents, their families and friends opportunities for varied activities, depending on weather, group size and desired activity intensity.

Roof Terrace – Outdoor unenclosed community spaces. The western building form roof terrace is a partially covered and open outdoor space providing opportunity for both casual and formal bar and dining experiences. Views to the city from this level are exceptional.

The development proposes an ‘ageing in place’ solution whereby residential care facilities are located alongside a Retirement facility use.

The design comprises separate wings for the uses, along with an activated ground floor including complementary uses to support the lifestyle of occupants. A rooftop terrace which includes an indoor and outdoor pool, bbq area and landscaped areas is also planned.

The tower features stepped building heights toward Lyons Terrace are sympathetic to the topography and to nearby residential uses.

In 2016, the Brisbane City Council amended the city planning framework (Brisbane City Plan 2014) to offer a more streamlined approach to extending or upgrading residential care and retirement facilities in order to grow the amount of accessible aged care options within the existing inner-city areas of Brisbane.
