Red & Co Breaks Ground on $350M Duet Porta Tower at Northshore Hamilton

Construction has commenced on Duet Porta, the first tower within Red & Co’s $800 million multi stage Duet Portside development in Northshore Hamilton.

The milestone was marked with a sod turning ceremony at the 7,500 square metre site at 11 to 23 MacArthur Avenue, with builder 5Point appointed to deliver the 25 level tower. The first stage carries an end value of $350 million.

Duet Porta forms the first stage of the broader two tower Duet Portside development within the tightly held Portside precinct, where opportunities for new development remain limited. The 25 level tower will feature a collection of 200 premium residences offering a mix of one, two, and three bedroom apartments, including configurations with multi purpose rooms.

Apartments are priced from $1,045,000 and have been designed to appeal to a broad buyer demographic spanning first home buyers, local downsizers, owner occupiers, and interstate purchasers.

Red & Co Director and Co Founder Keiran Foster said the commencement of construction reflects the firm’s confidence in the Brisbane market, particularly for premium apartments in prime inner city locations. “The appointment of builder 5Point to deliver Duet Porta provides an important layer of certainty in the current construction environment, with completion scheduled for Q2 2028,” Mr Foster said. “Northshore Hamilton’s Portside is one of Brisbane’s most established lifestyle rich precincts, and opportunities to deliver new premium apartments in this location are increasingly limited.”

A key design priority for Duet Porta is its extensive wellness amenity offering. The rooftop level features a 25 metre swimming pool, leisure BBQ and dining spaces overlooking the Brisbane River and the city skyline, complemented by a gymnasium with sauna and residents’ lounge on level six.

Architecturally designed by award winning Plus Studio, the tower emphasises liveability through spacious apartment layouts and high quality finishes, with a built form inspired by the Brisbane River’s fluidity that maximises natural light, outlook, and connection to the landscape.

TOTAL Property Group Managing Director Adrian Parsons said the commencement of construction is a key driver of buyer confidence, particularly in the current cycle where delivery certainty is a major consideration. “Brisbane’s residential market has recorded sustained growth, underpinned by strong population increases, relative affordability and continued infrastructure investment,” Mr Parsons said.

“We are seeing a clear shift towards apartment living, particularly from downsizers and owner occupiers seeking high quality residences in established, amenity rich inner city locations. Compared to southern markets, Brisbane continues to offer compelling value, which is driving increased interest from interstate buyers, particularly from Sydney and Melbourne, especially in the lead up to the 2032 Olympic Games.”
