A development application has been submitted by Property Projects Australia for the construction of a 15 storey hotel and wellness precinct located at 621 Ann Street, Fortitude Valley.

Designed by Buchan, the hotel would accommodate 204 one bedroom suites across 12 levels with a ground floor restaurant, lobby bar, foyer and reception.

An active rooftop deck has been proposed which provides hotel guests with recreation facilities including a pool, outdoor cabanas, gym, pool amenities and a hotel/bar function space. The rooftop will be accessible to hotel guests but also for public access to the outdoor recreation facilities and function space.

The proposed development incorporates a sub-tropical design and responds to council’s New World City Design Guide with a total of 510m2 dedicated for landscaping.

Fortitude Valley Hotel is an exclusive high-end development located in one of Brisbane’s most iconic locations. An intimate collection of hotel suites with high end finishes that are the epitome of luxury living concisely intertwined with subtropical design. Each unit has direct lift entry and access to the rooftop pool and recreation deck with unobstructed views of the iconic Story Bridge and Brisbane CBD while being only minutes away from the revamped Howard Smith Wharves.” – Buchan.

On the ground level, an 80m2 lounge bar is proposed adjacent to the main corner entrance and restaurant.

While this bar is likely to operate ancillary to the short-term accommodation / restaurant, flexibility is sought for this area by applying a seperate hotel / bar land use.

The rooftop function space is intended for hotel guests and the general public to hire out. However when functions are not taking place, this space can be utilised as a bar. Customers may also have access to the outdoor cabanas and pool area.

  • Ground: The ground floor restaurant tenancy is proposed to be 290m2 in total. The ground level lounge bar is 80m2 in GFA.
