A development application has been lodged by Pcrew Property for a 16-storey commercial-led building located at 63-67 McLachlan Street, Fortitude Valley known as ‘The Olive Branch’.

According to planner Urbis, the building is set to be a highly environmentally sustainable, Net Zero building due to a number of design aspects and represents an “exemplar landscaped approach to development”.

Within the development application, the building is being described as a ‘Biophilic Design’ which means connecting humans with the natural world to improve well-being and inspire productivity.

“The proposal incorporates a highly articulated façade with landscaping elements woven through out. The landscape concept of the development is at the forefront of the design rather than forming a separate compulsory inclusion.

This provides an amenity that reinforces a subtropical character within the transitional location between the two precincts. The development provides for an overall 73.8% landscape cover for the site and provides a best practice design solution.

In addition to the highly landscaped design solution, the development offers a high standard of architectural design, embodying the principles ‘Buildings that Breathe’ to create a sub-tropical built form which capitalises upon natural light and cross ventilation.

Designed by Cottee Parker, the proposal is committed to achieving third-party Carbon Neutral Certification via Climate Active and is targeting a high performance as built Green Star rating and NABERS rating through efficient sustainable development practices and the use of Renewable Power.

The building is predominantly commercial in nature however it also features a large wellness centre on levels 1 to 2, a sizable 386m2 rooftop restaurant on level 16 and a ground floor lobby cafe tenancy.

All of the building’s 38 car parking spaces (inclusive of 2 visitor car parks) across the two basement levels will be EV charging enabled.

The biophilic architecture supported by the articulating design, natural stone and an abundance of tree and plant life creates a sustainable, nature focused environment inspiring human connection and a sense of purpose.
