An application has been lodged for Spring House, a 25-storey mixed-use build-to-rent and short-term accommodation tower at 157–163 Leichhardt Street, Spring Hill, by developer Pellicano Living.

The proposal represents a transition from a previously approved build-to-sell scheme to Pellicano’s operational model that integrates long-stay apartments, short-term accommodation under its Rambla brand, and wellness amenities under Neuewell.

According to MAS Architecture, the design for Spring House draws on themes of renewal and nature, expressed through a façade of textured concrete, brick and breezeblock detailing inspired by floral geometry. The form is grounded in Pellicano’s build-to-rent identity with refined materiality and a focus on comfort and visual interest across the vertical façade.

The building integrates a vibrant streetscape interface with a café tenancy and landscaped verge featuring outdoor seating, feature palms and cascading greenery along Leichhardt Street. LatStudios’ landscape design introduces a layered subtropical feel with hardy plants, deep planters and shade trees across multiple levels.

LatStudios’ landscape vision is anchored in subtropical design principles that emphasise species diversity, rainwater reuse and shade to reduce heat gain. Deep planting areas at the podium level offer green relief while the streetscape plan improves pedestrian amenity through a widened verge, seating and enhanced accessibility for all abilities.

The proposal includes three levels of basement car parking and two podium levels above, with short-stay drop-off areas and dedicated loading bays. Active transport is supported by multiple bicycle storage rooms and pedestrian-friendly connections to public transport at Roma Street Station and the CBD.

This application supersedes a previously approved application for 157 Leichardt Street, Spring Hill.

Pellicano is an integrated Australian property group with a history spanning over 50 years. Its Pellicano Living division operates multiple build-to-rent projects across the eastern seaboard including South City Square in Woolloongabba. The group’s Rambla and Neuewell sub-brands focus on short-stay accommodation and wellness integration respectively.

    Who cares what they look like. Brisbane needs way more of this, plus a stock load of affordable units. If you want want aesthetics then you will pay plenty for it. That why most unit stock costs a fortune now. Luxury we can’t afford

    I don’t know why they don’t make the whole thing a hotel. we need so many more hotel rooms before the Olympics.
