Newstead Project Grows: Aire Now Features 40 Home-Sized Apartments

A revised development application has seen HG Developments expand its Aire Newstead project to include a total of 40 home-sized apartments across 11 levels, responding to continued demand for large-format residences in Brisbane’s inner city.

Located at 25 Maud Street in Newstead North, the project sits on a 1,518sqm site and is currently under construction by 5Point. Architecture is by bureau^proberts, with sales and marketing managed by TOTAL Property Group.

The amendment to the original application added three additional storeys and 10 more apartments. The final apartment mix includes:

  • 10 x two-bedroom apartments with a multi-purpose room (MPR)
  • 9 x three-bedroom apartments
  • 19 x three-bedroom apartments with MPR
  • 2 x four-bedroom penthouses including a study and MPR

According to Adrian Parsons, Managing Director of TOTAL Property Group, the inclusion of larger residences reflects increasing buyer demand for spacious homes in inner-urban locations.

“Following the successful completion and sell-out of HG Developments’ Alouette Residences in Newstead and The Boatyard in Bulimba, we are proud to now be presenting Aire Newstead’s 40 premium home-sized apartments,” Parsons said.

“With construction underway, it is exciting to now be releasing the first collection of Aire Newstead residences to the market, showcasing the visionary architecture and sophisticated design HG Developments has been refining.”

The apartments are priced from $1,995,000 for a 158sqm two-bedroom plus MPR, and from $2,140,000 for a 182sqm three-bedroom apartment. Three-bedroom apartments with MPR start from $3,220,000 for approximately 230sqm. Two full-floor penthouses of 516sqm and 606sqm are yet to be released.

A significant number of apartments (31 of 40) include a multi-purpose room, with layouts designed to support buyers transitioning from detached housing to apartment living.

The development features secure basement car parking with a minimum of two spaces per apartment, rising to four for the penthouses. None of the spaces are tandem, and some apartments include three car parks. A recent Broad Property Research report noted that Aire Newstead offers some of the largest new apartments currently available across inner Brisbane.

Census data indicates that Newstead North continues to attract an affluent demographic, aligning with the development’s targeting of owner-occupiers. The suburb, located just three kilometres from the Brisbane CBD, is in close proximity to the Gasworks precinct and James Street’s retail and dining offerings.
